What is the MOST important room in the house to stage?

Jennifer Grant: Home Stager in Pawleys Island, SC

What is the most important room in the home to stage when you are selling your home. When home sellers put their house on the market they really need to be considerate of what would be the most important room to the potential home buyer. Especially if you are working with a limited budget!

I am sure all the Realtors and stagers will get this right. I would love for you to post your answer! I will follow up with the ANSWER! What is the most important room to stage when you are selling a home?

Look forward to hearing everyone's answers! If you don't mind, leave your answer and tell us why.

Realtors~ Do you bite your tongue or tell them the truth?? What do you do when you KNOW your home seller needs their home staged??

Jennifer Grant: Home Stager in Pawleys Island, SC

This is a very common problem and can be delaying the sale of the home on the market. Realtors can be in a very delicate situation when you KNOW your client desperately needs their home staged. You don't want to offend your client in fear of losing the listing or creating bad feelings. You need that client to believe in you! What do you do??

Bring in a home stager!! We deal with this ALL the time. We know how to handle things and to gentle push the client into staging their home. As an unbiased third party, who does not yet have a relationship with that client, they are not offended, but rather soak up the information and LOVE the advice. After all, these clients want and sometime NEED to sale their home quickly.

Home staging is an art beyond decorating. Staging the home through a series of proven methods can make your house look bigger, cleaner, brighter, warmer and overall more appealing to potential home buyers. You can NEVER make a FIRST IMPRESSION a second time. Home Staging will create a positive first impression to help sell your home quicker and for top dollar. In today's market, with limited time, most home buyers are looking for "Move-In" condition homes. Statistically speaking, a staged home will sell on average 33% faster than a home that has not been staged. Think of home staging as advertising the home to potential home buyers in the best possible light, playing up its strengths and down playing its weaknesses.

We do home staging on any scale from a very small budget, just rearranging and de-cluttering to full scale remodeling from floors to ceilings.

If you find yourself in the situation and KNOW the house will sell quicker if it were staged, don't hesitate getting a Home Stager involved. It will be worth it!!

Trying to sell a home?? Is it outdated and in need of a facelift? 8 "Quick Tips" to update your home!

Jennifer Grant: Home Stager in Pawleys Island, SC

Styles can quickly become outdated, so here are 8 quick tips to spruce up your home without spending a lot of money. Whether you're selling your home in the real estate market or just want to keep your home looking good and up to date, Low Country Home Staging can help. You can do it yourself or hire us to come in and update it for you. I have a team of contractors that can get the job done quickly. Here at Low Country Home Staging, located in Pawleys Island, SC, we offer a variety of services to include: Interior design, home staging, remodeling and renovations from the floor to the ceiling, specific consultation design plans tailored to fit your needs and many other services!

Currently we are serving the following areas: Pawleys Island, SC, Georgetown, SC, Murrells Inlet, SC, Garden City, SC, Surfside Beach, SC, and Myrtle Beach, SC, North Carolina and Georgia.

Here are 8 quick tips to update the style of your home.

  1. Take down any borders! Not only do they make the ceiling feel lower, border's were popular in the 80's, that's over 20 years ago, so get rid of them. Consider adding crown molding instead. This will update and add an upscale, nicer room appeal.
  2. Create crisp lines. It may be as simple as painting your baseboards and trim glossy white (or, if you're adventurous, a complementary color). It will freshen up the room and make it appear cleaner and brighter.
  3. Update lighting fixtures liberally! I'm amazed at how many homes have lighting that came from the initial builder. There are so many stylish options out there that are not very expensive. Express yourself!
  4. Bare all (or at least more)! I see a lot of heavy window treatments that darken rooms and collect dust. You may just need to remove a layer, or the whole thing. Whenever possible, let your windows take center stage and enjoy the view! Just make sure you wash your windows inside and out!
  5. Get rid of the junk. Clutter is your worst enemy. Replace worn out towels with bright white (think spa). De-cluttering is a must! Pack up all little knick knacks (this distracts the buyer from the structure or the features of the home you are trying to showcase).
  6. A few big accessories work better than a lot of small ones because it's easier for your eye to know where to focus, and it eliminates hidden stress in a room. Easier to dust as well!
  7. Paint the interior walls. Be adventurous... Painting is the very best and easiest way to give your home an up to date feel of your home. You can always go to your local home depot and find all the most up to date color choices.
  8. Cut the grass, pull the weeds, spring for a few brightly colored bedding plants, if nothing else by the mailbox/curb! People are already forming an opinion of the house as they are pulling up to it, so set the right tone and make it a great experience for them from the start!

Of course, if you feel your not the most knowledgeable or up to date on the current styles, contact me and we will be happy to help you in giving your home an up to date facelift. I highly recommend at the very least a consultation with an interior designer or a home stager. You get a lot of great advice and it is worth the money for the consultation. Most of you can do it yourself...you just need to be pointed in the right direction! Happy Updating!!
