Beachfront Homes in Sullivan's Island
Sullivan's Island is a community treasured by residents for its rich history, casual friendly atmosphere and beautiful landscape. This area is the quintessential in historic, Southern, island living. restaurants, shopping and nightlife. The Atlantic House and Station 22 offer some of the area's best seafood. For a more causual fare, locals enjoy Poe's Tavern and Dunleavy's Irish Pub where flip-flops and shorts are standard dress code. When residents want to escape from their beachfront homes for a day of shopping, they venture to local area shopping centers including Freshfields Village and Mt. Pleasant Town Centre. If a night out is what's on the agenda, downtown Charleston is just a short drive away and offers hip bars, clubs and an array of top rated restaurants.

Sullivan's Island had 22 closed sales in 2009 and 2010. The median sales price had a nice increase of 47% and the average sales price saw an increase of 5.5%. It is certainly moving in the right direction. The days on the market moved down by 16.2% from 201 days in 2009 to 169 days in 2010. Sullivan's Island at the end of 2010 had approx. 47 single-family homes on the market. Thinking about getting on the island, good time while interest rates are low.

In 2008 there were 14 properties sold at an average price of $1,654,044. The average sold DOM was 235.
In 2009 there were 21 properties sold at an average price of $1,289,342. The average sold DOM was 210.
Based on the above statistics the average sold property price in 2009 was down 22% from 2008. The number of properties sold in 2009 was up 50% from the number sold in 2008. The average sold DOM in 2009 has decreased by 11% as compared to 2008.

In 2008 there were 9042 properties sold at an average price of $291,915. The average sold DOM was 103.
In 2009 there were 8170 properties sold at an average price of $252,739. The average sold DOM was 115.
Based on the above statistics the average sold property price in 2009 was down 13% from 2008. The number of properties sold in 2009 was down 10% from the number sold in 2008. The average sold DOM in 2009 had increased by 12% as compared to 2008.
