December brought an increase in the number of real estate units sold in Sumter, SC from 44 in November to 61 in December. This increase does reflect the increase in buyer activity agents saw in November and December.
Sumter Units Sold by Month
The Year To Date Closings for 2010 fell short of the 2009 numbers. 2010 ended the year with 829 homes sold in Sumter vs. 2009 with 937 homes closed.

Days on Market for Sumter County, South Carolina increased in December to 197. As I stated last month, there remains many wonderful homes on the market in Sumter, but competition continues to be tough.

Listings per month decreased from 106 in November to 95 in December. These new listings indicate fewer homes going on the market during the months of November and December. I would expect to see these numbers increase as spring bring more PCS moving with the Air Force.

The number of active listings in the Sumter market continued to decrease for the fifth straight month.

The median home price increased from $132,450 in November to $142,500 in November. The year to date median home price is $130,000.

The average $ per square foot increased in December. The average $ per square foot was approximately the same as the Sumter Real Estate Market saw in May 2010.

November saw another decrease in the number of units sold to 42 down 9 units from October. We have been seeing more buyers looking at houses and we have had many houses close after December 1st that do not show on this report.

The Year To Date Closings for 2010 continues to lag behind 2009 numbers. I d not expect to see this gap close in December and 2010 will have fewer homes closed than the prior years.

Days on Market for Sumter County, South Carolina decreased from 165 in October to 156 in November. There remains many wonderful homes on the market in Sumter, but competition continues to be tough.

Listings per month decreased from 141 in October to 106 in November. These new listings indicate fewer homes going on the market during the months of October and November.

Sumter County year to date listings is still above 2009 levels, but the gap is decreasing rapidly. 2009 showed a fairly steady increase every month and 2010 showed higher numbers earlier again indicating that homes were being placed on the market earlier to increase their exposure and to compensate for longer time on the market.

October saw a decrease in the number of units sold to 51 down 23 units from September. Interest rates are truly at historical lows, but buyers seem to be staying out of the market due to the economy and I think some apprehension about the elections.

The Year To Date Closings for 2010 continues to lag behind 2009 numbers and October contributed to that gap increasing. I expect to see this gap remain as we don't foresee a tax credit coming back for home buyers as it did in November and December of 2009.

Things to Do in Sumter: Sip & Stroll

Sumter, SC has one of the most well developed cultural communities I've ever lived in, especially for a town this size. There's always something to do, something to see. Last Friday we participated in the annual Sip & Stroll, the first of three events in the 2010-2011 Sumter Winefest. There were 13 participants downtown, offering samples of wines and nibbles, all thankfully provided by Market Place Spirits (the wines) and New Beginning Catering Service (the nibbles).

Our offering was "California Trendy", which if you knew us personally you'd appreciate how ironic that is. I looked up the vintner's website, and found Kate and Cassie Wines.

We had their Cabernet Sauvignon-Merlot blend, and Chardonnay.

Both the wines we had were excellent. My personal opinion was the Cabernet Sauvignon-Merlot blend was the better of the two. YMMV. We had a blast meeting all the people who came in, there were several repeats from the beer tasting thing back in April. Regretfully we missed the entertainment downtown, but Yana did get a picture of the fire eater. Not kidding, they had a fire eater.

Sumter's a great place to live. Lots of things going on, low cost of living, and not far from the big cities, the mountains or the beach. Come on by!

Willard Farms Pumpkin Patch and So Much More Sumter SC

Hay RideWillard Farms is located just outside Sumter off highway 378 in Gables. Willards is a family farm that produces fresh produce through the summer and fall months and this fall has introduced a corn maze and pumpkin patch. They do offer Community Supported Agriculture which allows families in the community to purchase vegetables that are delivered fresh on a weekly basis. Pumpkins

This was my first visit to Willard’s and wow! It is a cool place! They have many different options for activities. With 20 month old Maddie with us, we opted for the hayride to the pumpkin patch and pumpkins for each of us. The hayride was in a long wagon (no hay) with nice wooden sides along the sides. The best part was the family works the farm. We met one of the brothers who was driving the hay ride. He came back around to ask if we needed anything. He then gave us a lot of the information found in this post. He pointed out his dad who was on the combine harvesting a field of soybeans to make more room for parking Saturday morning.

The pumpkin patch is scattered with cut pumpkins nestled among the pumpkin plant vines. The pumpkins are a smaller variety, but believe me, as a parent, they are much easier to carry back from the pumpkin patch!

As you ride back to the pumpkin patch, you pass their strawberry field that will be ready for April and May 2011 picking. Then it is past rows of fall crops like okra, broccoli, and collards. There are also green houses that are currently an experiment in progress. The Willards are trying to grow a Florida variety of strawberries for picking between Thanksgiving and Christmas!

Other activities include the farm’s Market. Serving up hamburgers and hotdogs with french fries and also hand dipped ice cream cones. There is also a selection of candy, preserves and baked goods. A very nice area is set up for photo opportunities among hay bales, pumpkins, indian corn and a variety of gourds.

Last but far from least is the is the Agri Plex. This area provides a variety of activites of kids of all ages. From duck races to a huge slide, swings to a large bounce area. There is even a cow train! This area will become the focal point of their holiday season starting the week after Thanksgiving.

Willard Farms is a great example of an American farm transforming into another business. While offering you pick they have also developed into a family entertainment complex. For me there was a surprise at every turn. Not only does the farm try to use as little pesticides and chemicals as possible, they burn biodiesel in their equipment! After speaking with them, it is obvious they will keep evolving and more activities will be added.

The Willard Farms is open 7 days a week. Hours are: 8 AM to 6 PM Monday to Saturday and 12 to 6 PM on Sunday. There is a variety of activites and you can pick your activities ala carte or do it all. Prices vary by activity.
