The Avenues West Columbia Real Estate Destination

The Avenues in West Columbia/Cayce have been a popular housing destination for young professionals for many years. The mostly brick homes with large yards and tree lined streets have the character that a lot of potential homeowners appreciate. Because of its proximity to downtown Columbia and the river walk greenway, the home values have remained fairly strong even in the current real estate market. The comparison of several market measurements for the first Seven months of 2008 to the first seven months of 2009 does show some decline in pricing, but the overall values are still relatively strong.

I have listed the comparison data for the two date ranges below.

The data shows about a 10% drop in the average sold per sq ft, but the average square feet of the houses being sold in 09 was approximately 8% larger than 08. If we look at the average sold price we see less than a 3% decline from 08 to 09.

Top Ten Things You Need to Know When Buying a Foreclosure

  1. Have financing in order. You must have your pre-approval letter from your mortgage broker or financial institution when contemplating buying a foreclosure. Your offer will not be considered without it. Also, the delay caused by not having it could cause you to lose the deal.
  1. Use a buyer agent that has experience dealing with foreclosures. Pick a good real estate agent that has experience buying foreclosures. An agent will be able to help you negotiate with the seller and provide you with invaluable information about neighborhood values and trends.
  1. Have a good contractor that can accurately estimate repairs. You should have a really good grasp on how much it will take to fix the home before you make a bid. The property might seem like a really good deal until you find out it will take $30,000 to fix.
  1. Use reputable inspectors when looking at condition of plumbing, foundation, roof, HVAC or any other mechanical system. Do not skimp on inspections. The small amount of money you pay inspectors could potentially save you thousands of dollars. You must know what you are buying.
  1. Do not be afraid to walk away. Be patient. Do not get in a hurry. There are plenty of deals available. Every property you look at will further strengthen your knowledge about condition and price in various neighborhoods.
  1. Determine how much of a project you can actually take on. Do not bite off more than you can chew. The real estate landscape is littered with people that got in trouble by paying too much for a property that needed too many repairs.
  1. Make sure the neighborhood is decent and not declining. The neighborhood is extremely important in the potential resale value of the home. It will not do you any good to purchase a home $20,000 under market if you cannot sell it down the road.
  1. Realize that what you are purchasing is in "AS IS" condition. The seller will do no repairs; once you close on the property any defects in the property are now owned by you.
  1. Do not waste your time or money purchasing foreclosure lists. A Realtor will have access to any foreclosure on the market. Your agent will be able to provide you with foreclosure information for any neighborhood in which you are interested. What the companies that sell you lists don't want you to know is that foreclosure information is public record. I cannot stress enough the importance of using a good agent that will represent you in the transaction.
  1. Keep an open mind. Sometimes the gems are hard to spot. Sometimes a property on the surface will look very bad. It may be extremely filthy and smell bad. Try to look beyond the initial impression. Always focus on what it would take to restore the property and-- the most important thing,--what will it cost?

On May 12, 2009, in an obscure law office located in Lexington, South Carolina, a real estate closing was completed. To an outsider the closing would have been just like any other Real Estate Closing that took place on that date. However, this particular closing was the culmination of an extraordinary effort to provide quality care for one of our national treasures - a senior adult.

This story began in late October 2008, with a call to Agape Senior from a niece that was in desperate need to find a care provider for Mary, her aunt. The situation was further complicated by the fact that all of the family members lived out of state.

Conditions at the home were deteriorating. Recently, a large pine tree had snapped in a wind storm and had crashed down near one corner of the house. Fortunately, the house only received a glancing blow. The experience scared Mary terribly and she felt she could no longer remain in the home.

The politicians will tell you that the senior population should remain in their homes as long as possible. I suspect none of these people has ever run a Meals on Wheels route to see the real conditions in which our seniors live.

Many older adults choose to suffer in silence rather than become what they perceive as a nuisance to their families. The end result is that they will live in sub-standard conditions in a home they can no longer maintain. Mary's experience is a typical example of that scenario. An out of state family, lacking resources, had tried to look after her through neighbors and local friends.

A long-time friend of the family would check on her from time to time. On one of his visits a year earlier it was discovered that her central AC unit no longer functioned. With the scorching South Carolina summer looming, he bought and installed a window unit so she would have some relief in one part of the house. On another occasion he found the water heater had rusted through and no longer retained water. When he questioned her about it, he discovered she had been without hot water for over six weeks. Clearly, Mary did not need to be living in these unsafe conditions anymore.

Agape Senior's leadership has always provided its employees with the ability to think beyond the current reality and to ask the question "what if." Mary's family certainly did not have the ability to pay for her care. Mary was receiving a small amount from Social Security but it was not sufficient to cover the cost of care. The house was the only other asset she owned and it was in pretty bad shape.

The call was placed to have the house assessed by Agape's property company, Exit Agape Real Estate Services. It was determined that in as is condition the property would only bring about half of the market value for the neighborhood. However, if the property was repaired and properly updated it would then be able to be marketed at full price.

A complete inspection by qualified contractors revealed the property could be completely renovated for a price that would allow the family to realize approximately 42% more income from the sale of the home, once repair and renovation cost were backed out of the equation.

Senior management approved the plan and Mary immediately started receiving the proper care she needed at Assisted Living in West Columbia. There were a lot of dedicated people that made this project a success. I believe it is a great example of a company offering real solutions to a difficult problem.
