Nashville TN Real Estate is experiencing a rise in home sales. Brentwood is no different. All of the area is still experiencing different amounts of decreases in sales prices.

Chestnut Springs is located on the west side of Brentwood. It is one of the most affordable neighborhoods in Brentwood. The lots are small and the Homeowners Association fees cover the lawn care.

The west side of the neighborhood is connected to the Concord Road park where there is a playgroung, Shelter and walking trails.

Chestnut Springs has seen activity the first 6 months of 2011 very similar to the same time in 2010. Many areas saw a decrease in sales, due to, one assumes, the lack of the Tax Incentive.

Chestnut Springs had 5 sales in 2010 and 4 sales in 2011. Very little difference even though the chart shows them down by 20%.

What's more remarkable is that the prices in Chestnut Springs actually went up! Of the 5 sales in 2010, one was a foreclosure. We've eliminated that sale in determining the average list and sales prices.

Chestnut Springs has only 3 homes on the market at this time which would be a 10 month supply. That could change quickly as families make decisions to move before school starts in August.

The Brentwood TN Real Estate market showed much less signs of improvement. Sales were only down 1%. Prices were down less than 1%.

The Nashville TN Real Estate Market and that of the entire Middle TN Real Estate market had numbers off 11% from 2010 and prices down as much as 5%.

Chestnut Springs saw and 83% increase in sales from 2009 to 2010! Price were down a bit but not dramatically. The Days on the Market really came down this past year. All of this shows that our market is starting to stablize.

Chestnut Springs is still one of the most affordable neighborhoods in Brentwood. With prices below $300,000 buyers have to go to Nolensville or South Franklin to get into the North Williamson County School District. Concord Road ParkThe average price of a home in Brentwood is over $600,000.

With Walking Trails attached at the west end of the neighborhood, it's truly a neighborhood for everyone.

There are currently 6 homes on the market with one having an inspection contingency.That's just under a 6 month supply and very consistant with where the market should be this time of year.
