Golf Capital Learning Center in Crossville

Who would ever imagine that tucked away on top of the beautiful mountain top called the Cumberland Plateau is Crossville known as the Golf Capital of Tennessee. I moved here from Florida 14 years ago and when I lived in Florida I would go to the area golf courses and follow behind the pros like Greg Norman and John Daly as they played the tournaments to make their living. But here in Crossville golf is a retirement pass time for many folks and a relaxing escape for us professionals who take the afternoon off and enjoy the sunshine & scenery.

Here in Crossville and Fairfield Glade you will find some of the finest, most beautiful golf courses you could ever imagine in the south. We even have a Golf Capital Learning Center in Crossville located at 200 Netherton Lane, Crossville TN. Recently I read an article about the Golf Capital Learning Center and it highlighted the All New PING products.

I'll name a few for you: New G15 Series - DRIVERS provide maximum forgiveness with a higher launch and reduced spin. Sounds like a good one for me to go and check out (the forgiveness part is what I'm thinking). IRONS provide a higher launch and benefits the majority of golfers looking for consistency in their iron play. Stronger lofts with a low center of gravity giving one longer shots without giving up a high launch angle. HYBRIDS are PING's longest hybrid ever. Expanded perimeter weighting and iron style face produce higher launch and reduce spin. FAIRWAY WOODS are a long, forgiving option for most who rely on a larger head. Increase in launch angle and lower center of gravity provides increased distance.

The Golf Capital Learning Center is a great resource for the area golfers. Next time I will write more on the Golf Capital Learing Center and will highlight the New I15 Series and the New IN Putters will also be included.

If you are a golfer and are looking for an affordable wonderful place to retire where you can live a comfortably on a fixed income, you must check out Crossville, Fairfield Glade and Lake Tansi. I'm sure you'll find many reasons why Rand McNally has named us in he top ten places to retire in the United States. Crossville Real Estate on Facebook!

Celeste Chism: Real Estate Brokerage in Crossville, TN

Crossville Real Estate on Facebook! Somewhere halfway between Knoxville & Nashville Tennessee is this small little town called Crossville. Setting high upon the Cumberland Plateau Mountains you'll find this small city with some really friendly people and small town values. This is still a place were people do what they say they are going to do most of our lives revolve around family & Church activities.

As we all know the internet has changed our lives and has opened up the whole world to us, even to us folks in Crossville. As of today, Crossville Real Estate is now on Facebook. Take it from a girl who grew up in Philadelphia, PA and lived in Orlando Florida for a few years, there's not much shopping around here and I haven't found a Philly cheese steak anywhere. But now that we have the internet so who cares about going to the mall. I would much rather shop online or take off to the Turkey Creek Mall in West Knoxville for an afternoon of great shopping because this truly is a wonderful place to live! Lots of outdoors activities here like boating, hiking, horseback riding, hunting & fishing and antiquing too.

Come see us sometime on top of this beautiful mountain top. Oh by the way, Fall here is spectacular. Come rent a log cabin and stay for awhile.

Do All Short Sales Turn Out This Good?

Celeste Chism: Real Estate Brokerage in Crossville, TN

Do All Short Sales Turn Out This Good? Most of my buyers came to me through a referral from a previous client or friend that I have worked with over the years so just like all the other ones, these folks came to me as a referral. We started in March 2009 and we looked at a home that was on the market and they heard the sellers were in financial distress.

Coming to Crossville from Florida they were thinking that we were covered up with foreclosures and short sales, by the way, that is a term that isn't heard of around here much but none the less we made the suggestion. We wrote an offer for the home knowing that it was less than what the sellers owed on it and presented to them with the idea of approaching their lender for a short sale. Real estate in Crossville has been slower than usual but we have definitely not experienced the "down market" that some of our neighboring states have.

Time passed and finally the lender decided to approve the home for a short sale. We negotiated back a few times on the purchase price and finally the sellers came pretty close to the amount owed on the house. Well the more time passed and the more visits to Tennessee the sellers made, every time looking at the house again, the more they thought that time was taking a toll on it and they pulled their offer on the house. Two weeks later the listing agent calls me to tell me the lender called her and said they would accept the previous offer. Well, the buyers now are seeing with different eyes and we presented another offer but this time $30,000 less. Well, the whole process begins again. Months pass by and now it is September and my buyers are coming for the Labor Day Weekend and I am showing them two other houses in Cumberland Cove near the "short sale house" that I just listed.

They liked the first house but the other house was on an awesome property with a creek and rock bluffs & outcroppings that they just loved. We wrote an offer on the house, it was accepted. We are scheduled to close "as soon as possible" and there paying cash.

So I ask again, do all short sales turn out this good?
