Just across the North Georgia state line is Copperhill Tennessee, home of The Ocoee Whitewater Center host to the 1996 Olympic Canoe and Kayak Slalom competitions.  Managed by the Forest Service, the center is used for outdoor recreation but is an educational complex too.  The center consists of four acres, a 7200 square foot visitor's center, and offers a wide variety of recreational activities such as year round events, whitewater rafting, kayaking and mountain biking.  Picnic by the river, take a nature hike, or attend environmental educational programs. The center is well known for its whitewater rafting but did you know there is a 30 mile hiking/biking trail systemOcoee Whitewater, Cherokee National Forest which is touted as having one of the premier mountain biking trail systems in the southern United States knows as The Tanasi Trail System?  Enjoy leisurely rides on a level double track trail or a blistering high-speed race down a single-track trail.

Summary: This month when compared with the same month in 2008 was a great month in almost every way. The numbers are scued upward by the sale of a 1.1 million dollar property which affects the averages. Prices have by no means recovered and buyers apear to be very slow to come back to the table and are picking up only the best priced homes. They are buying and that is a huge improvement. I think we are going to see a seesaw affect for many months until the market decides which direction to go. What does this mean to you? If you need to sell and you get an offer (a chance to sell) then sell now and buy while it is still an excellent buyers market and before interest rates increase. If you are thinking of waiting to see if the prices go down even more remember that for every 1% that interest rates go up you will on average have to be able to get the house for 9-10% less just to be at the same place you are today if you have to get a loan. Do the math and you will see it is time to buy. Interest rates have already started jumping up in the last couple of weeks and if rates and gas prices climb it will challenge any economic life beginning to return to the markets. If you are a buyer this is your chance for great selection and great price leverage! Buy but get the home you want and BUY GOOD and then if you stay in it for a few years and you should do just fine if not very well off. Summary: This month is 39.8% worse than last year in terms of dollars or real estate sold and 28% worse as far as the number of homes sold. The are no bright spots in this report worth talking about. What does this mean to you? Price it right and low than the market to get it sold and get attention in the crowd! This is not the time to play with the market just get your home sold. Remember that for every 1% that the interest rates go up your home becaomes on average 9-10% less affordable for the buy who has a mortgage and thus puts presure on you to need to reduce the price. Interest rates have already jumped up in the last 2 weeks so now is the time to sell before further increases and higher gas prices put addition brakes on any life returning to the markets. The big question most sellers forget to take into account is what it will cost me not to accept the offer? Really make sure your house available for every showing possible! Buyers the interest rates are going to go up and probably substantially which will largely erase any gains you think you might get by waiting for the market to adjust down more. Be sure to take advantage of the up to $8000 first time home buyer tax credit when buying as it does not have to be paid back unless you sell in the first three years. Don't forget to take all the factors in to consideration as price is only one of the pieces in the affordability puzzle. IF you get an offer then take it very seriously and dont counter for just anything as it is important not to miss a good opportunity. As most people know building is dead for the most part and this continues to hurt land sale big time! If you get an offer and it is anywhere close to what you can accept and you want to sell, then sign the offer and do what they ask. If you are a buyer there are some tremendous deals to be had.
