There was one sale this month for $22,000 and there are 280 active properties for sale. Needless to say there are really no statistics to report as averages etc mean nothing on one property. This was a very bad month for land sales in Polk County. Of course it is January which is not usually a good month so that being said we sold less that 1/3 of what was sold last year as far as total dollars sold. All market price ranges are in a less than market balance. The only market segment that is fairly healthy is 70k-110k. If you want to sell in this market look at the number of months of Inventory it will take to sell the homes already on the market and decide the following 2 things; Do I need to sell or can it wait, and if I do need to sell when? If your home is in say the 150k-170k range and if you need to sell in 3 months then you had better price your home as the very best priced home (very aggressive) by far, and keep it in the best condition! I do see some improvement in the 250k-330k range but it is still a buyers market. This is clearly showing we continue to have some time before this market will turn back to a more balanced market. Summary: This is a good report as December is traditionally dismal in Polk County land sales. While the green arrows are all positive it is hardly a stellar shift in market conditions as this all comes from only one sale. What does this mean to you? Price your property very very aggressively. IF you get an offer then take it very seriously and dont counter for just anything as it is important not to miss a good opportunity. As most people know building is dead for the most part and this continues to hurt land sale big time! If you get an offer and it is anywhere close to what you can accept and you want to sell, then sign the offer and do what they ask. Summary: This month when compared with the same month in 2007 shows an alomst 39% decrease in the total dollars of real estate sold. If you look at it in number of homes sold it is down by 1/3. Clearly this is not a good report. Lets hope that 2009 offer some bright days. What does this mean to you? If you don't need to sell then dont! If you need to sell and you get an offer (a chance to sell) then sell now and buy in an excellent buyers market. If you are a buyer this is your chance for great selection and great price leverage! Buy but get the home you want and buy good and then if you stay in it for a few years and you should do just fine if not very well.
