Most of the numbers showing better than last year are due to both sales being larger parcel or high value parcels and don't indicate a shift in value. Until new construction recovers from over building we will only see limited improvements in this area of the market. What does this mean to you? Be ready to just buckle up for a wait and or price your property very very aggressively. If you get an offer and it is anywhere close and you want to sell, then sign the offer and do what they ask. While this is a small snapshot since it is only one month it should be taken with some grain of salt but it is strongly indicative of continued slowing in the market place. The one big negative is the fact that their is so much for sale and that the days on the market are correspondingly longer. What does this mean to you? If you are selling you had better price your property very well if you want to sell quickly and even then be prepared to wait a while. If you are buying you have lots of choices but the sellers as a whole are not coming down significantly from their prices.
