Until new construction recovers from over building we will only see limited improvements in this area of the market. What does this mean to you? Be ready to just buckle up for a wait and or price your property very very aggressively. If you get an offer and it is anywhere close and you want to sell, then sign the offer and do what they ask. When deciding whether to accept an offer or to reduce your asking price take into consideration how much of your payment on the home is and how much of that is interest. The interest you pay every month is lost money and a price reduction or acceptance of a lower offer may really save you money in the long run. The average price is up as well as the percentage of the list price that the properties are selling for is up to 90% from 83% last year for the same period of time. The one big negative is the fact that their is so much for sale and that the days on the market are correspondingly longer. What does this mean to you? If you are selling you had better price your property very well if you want to sell quickly and even then be prepared to wait a while. If you are buying you have lots of choices but the sellers as a whole are not coming down significantly from their prices.
