A few days ago I wrote a post about a new bank foreclosure(THDA) that I had just listed. I listed that property on November 19th and we just negotiated a contract this morming. Boy was that quick!

Also, we listed a bank foreclosure at 512 Lewis Avenue here in Dyersburg on November 14 and we negotiated a sales contract on that one on November 20th. A picture of that house is just below.

I have been writing about the foreclosures here in the Dyersburg area for quite some time and also have been telling you that the Realtors have been buying many of them. These last two properties are being bought by non Realtors so there are deals here for everyone.

A few weeks ago I wrote a post about selling Hud foreclosures and other foreclosures here in the Dyersburg Tennessee area.

Larry Brewer called me last week about the foreclosures I am selling here. If you are located in middle Tennessee and are interested in foreclosures(especially around Franklin), Larry is your man. Here is a recent article he wrote about foreclosures.

In that recent article that I wrote, I mainly discussed selling HUD(FHA loans that have defaulted) foreclosures. However, there are also other foreclosures that an investor needs to know about.

Federal National Mortgage Association (FNMA or Fannie Mae), Government National Mortgage Association (GNMA or Ginnie Mae) and Federal Home Loan Mortgage Corporation (FHLMC or Freddie Mac) are all "secondary market lenders". There may be others that I am not aware of!

In addition to these government backed mortgages, there are also THDA and VA mortgages that sometimes turn into foreclosures.

I wrote a post earlier today which is actually one of my new listings(THDA foreclosure). That stands for Tennessee Housing Development Agency which is a Tennessee State sponsored agency that backs some mortgages. I am the primary Realtor here in Dyersburg that gets to market these foreclosures.

In my opinion, we will see more and more foreclosures until the jobs picture begins to turn to the positive.

Buying foreclosures are a great way to invest in real estate(sometimes as low as 50 cents on the dollar). In earlier posts I mentioned that Realtors here in Dyersburg are really buying the foreclosures here but I am only helping investors buy these foreclosures and I am not buying them myself.

A few days ago, I wrote a post about selling foreclosures here in the Dyersburg,Tn area. In that article I mentioned that many of the Realtors are taking advantage of the foreclosure opportunities here.

However, lately I am getting lots of calls from investors who are also looking to purchase "great deals". When I walked into the office this morning, my agent Jackie Keeling told me he has an investor wanting to buy 10 brick 3-4 bedroom 2 bath houses. I also have a few investors who are also looking for great deals!

Right now I would say that 75% of the calls coming in are people looking for rentals (to rent) and 20% of the calls are investors looking for deals to rent out to the 75% who are looking to rent. I hope I have not confused you!

Although the calls from non investor buyers and sellers has slowed down quite a bit, I am still working with a few of these clients as well.

What does the buying frenzy tell me? It tells me that the investors are not afraid to buy and invest here in Dyersburg and they are not afraid of long term home values. I would agree with them that there may never be a better time to purchase property in the Dyersburg.Tennessee area!

In case you haven't noticed, Dyersburg has had its share of foreclosures. Here is a Hud foreclosure which I just negotiated a contract on and it is set to close in a few days. The original list price was in the upper 40's with the just negotiated contract price in the high 30's.

I am not sure but I believe I sell more HUD foreclosures in Dyersburg,Tn than any other agent. Not only do I sell HUD foreclosures but I also sell Ginnie Mae, Fannie Mae and just plain bank foreclosures.
