There are 119 homes in the Franklin, TN, Cannonwood neighborhood. The homes are mostly brick and 2000
to 3200 square feet in size with side entry garages. In the past 3 years 12 homes have sold and currently there are 3 available on the MLS. If 2011 finishes out as 2010 did, these three will likely be under contract and closed.
The appeal of this neighborhood is larger than average lots with side or rear facing garages and close proximity to the Interstate-65 exit on Rt. 96 in Franklin, TN. With the widening of the I-65 south of there you are also within minutes of the Rt.840 bypass around Nashville's south corridor. Also located within 5 to 10 minutes is The Mall at The Galleria, and the shops and restaurants at The Factory, and Downtown Franklin, TN.

Located just east of the I-65 Franklin Exit of Rte 96 Murfreesboro Rd. Cannonwood is a great small community. The home sizes range between 2100 and 3100 square feet. and priced from the $280,000s to the $350,000's. Aside from wide sidewalks and no front entry garages (all side or rear) Cannonwood does not have typical amenities as you would find in most subdivisions i.e. pools and tennis courts. So there is no HOA or monthly fees to live here.
As of this post, 3 units for sale in Cannonwood, 2 are under contract or are listed as pending. Additionally 3 have closed through first 5 months of 2010 (as of this post 5/24/10). Homes are all to 3/4 brick and side entry garages to give these homes large lots and a beautiful street view. The lack of an HOA hasn't kept these home owners from taking pride in their neighborhood. This is very evident by the success of those going for sale.
