Carriage Park is a community of 108 side by side townhomes, two to a unit. What makes this different from any other condo or townhome community is the way they are spread out on the land. Each unit has a yard that makes it feel as if it were single family homes (without having to do the yard work). Condos with a yard but no yard work, too cool!

Carriage Park is about a mile from Historic Downtown Franklin. It borders the very desirable Polk Place neighborhood and is across the Eastern Flank Battle Field Park from Heath Place. In addition to the park being in the back yards of many of these so is the Historic Carnton Plantation, site of the Battle of Franklin and the McGavock Confederate Cemetery.

The HOA fees have remained constant and without special assessments since being reduced in 2004 and these fees cover pool, tennis courts, exterior maintenance (including roofs, lawn, shrub trimming, mulching, power washing siding) and more.

Carriage Park is a great condo community in Franklin TN. The 102 Victorian style units are two to a building. It is an overused expression, but this little community is Franklin Tennessee's best kept secret. Unlike most condo/townhouse communities, Carriage Park townhouses have larger yards than are in most single family neighborhoods. The only difference is the HOA association does all the yard work.

Among the amenities are pool and tennis courts, with lights for evening play. The community is great for walking and just a mile from downtown Franklin TN. It is located off Mack Hatcher and adjacent to Polk Place. The HOA fees are $130 per month which includes yard maintenance, pool and tennis court access and most exterior maintenance. There are two and three bedroom and cottage units they don't last long when they are listed.
