Founders Pointe 2011 Market Report

It's always a pleasure doing a market report on Founders Pointe. It seems like the numbers always look better here than anywhere else in Middle Tennessee!

Prices are up 4% and days on the market are down 20%. Two great things Sellers like to hear! There are currently on 3 homes for sale in Founders Pointe. That is less than a 2 month supply.
A 6 month supply of homes is considered a balanced market. Less that that
would indicate a Sellers market. More that that is a Buyers market. There is currently a 10 month supply of homes in Middle Tennessee.
If you're seriously thinking of selling your home in Founders Pointe, now would be the time to do it.
Founders Pointe is located just off Highway 96 on the West side of Franklin. It is convenient to downtown Franklin and to the new Harris Teeter at Westhaven. There are walking trails though the neighborhood connecting play areas and the community pool.

Founders Pointe Fall 2011 Market Report

Founders Pointe is one of the most consistently selling neighborhoods in the Middle Tennessee area. The numbers below show a big increase in the Third Quarter of 2011, but the year to date numbers are very consistent with those of 2010 in the same time period. There were 19 sales between January and October of 2011 compared to 18 in 2010.

Prices are down somewhat but properties are not staying on the market long.
Founders Pointe currently has only 2 homes active for sale. If you look at just this past quarter, it's less than a months supply!
There is one interesting note on the active listings. The average Sales Price per square foot was $112 in 2010 and $108 in 2011. The average asking prices of the 2 remaining listings is $116.
Founders Pointe is a popular neighborhood, but homes still have to be priced correctly for them to sell.

Founders Pointe is in an extreme seller's market for the third month in a row. The average days on the market have been under 80 days for the last three months with the last two months being under 60 days. The average sales price to list price ratio has been 96.5 or above. With just 2 homes currently listed, it's my opinion, that now may be an ideal time to sell your Founders Pointe home in Franklin TN.
First-time home buyers are attracted to this neighborhood and with interest rates so low, there is a strong indication that home sales in Founders Pointe will continue to be brisk.
