The real estate market in Westhaven is not hard to judge as you can drive through the neighborhood and witness multiple new homes under various stages of construction and in various price ranges. Some of these homes are pre-sales and some are speculation homes built by the builders. One of the new projects undertaken by SouthernLand Company is the construction of new condo flats offering a single floor living on 3 various floors with an integrated elevator and a great view overlooking the lake.

To see how the Median sales price has fluctuated over 2011, the chart below illustrates that the trend has been an increase of about $30,000 as the year progressed although the trend si spiking down now from a high peak in June 2011. I believe that these median home prices are increased from so many new construction sales in the neighborhood and not from appreciation.

The average sold home price in Westhaven over the past six months $525,000 that compares to only $397,000 in the Franklin area. Over the past six months Westhaven is averaging and about 10 homes sold per month with the average home selling about hundred and 34 days. In the rest of Franklin homes are selling on average about 90 days but there average price point price again is much lower. Let's look at actives, the active number of properties for sale in Westhaven is 82 units as of the day of this report with an average price of $563,000. the October 2011 total market overview report indicates that homeowners are not negotiating drastically under sales prices during the listing. The only reducing about 1% and then another one and a half percent during the negotiation. Those numbers are much better than the average for all of Williamson County, which is negotiating down there list price about 6.2% and then another 4.2% during offer negotiations

Westhaven Traditional Neighborhood Development Real Estate Market Review December 2010, Franklin TN Real Estate Market Analysis The Real estate Market at the Traditional Town Center Neighborhood Development is still active even as we head into the Holiday season. Click on the Statistics table above to view in detail the real estate market for the past 6 months in Westhaven Community. The rate of home sales slowed from 11.5 to 10.8 homes per month over the past 6 months. To compare those numbers to the rest of the county we calculate the months of inventory. The table below shows that calculation. Westhaven has 7.6 months of inventory at the current absorption rate. That is compared to 7.9 months for all of Franklin Real Estate and to 8.4 for all of Williamson County Real Estate. So Westhaven is statistically holding it's own right now. The lowest sales price in Westhaven in the past 6 months was $282,500, while the highest was $907,976 which was for the "Wedding Cale" house located on Morning Mist. The Median Home sale was $475,000. The Pending Ratio for December report has dropped off to 8.5% from 13.6% indicating that December and likely January will be a slower sales month. Many residents are taking advantage of the reduced interest rates and lower prices to move-up in Westhaven. Westhaven Pool Is Fantastic

westhaven poolWesthaven Pool in Franklin - I had someone ask me this question yesterday, and I really didn't even have to think about it. In my opinion, based on the pool areas that I've seen (I'm sure I've seen them all), Westhaven has the best community pool in Franklin. I would even say that Westhaven has the best pool area in Nashville.

Take a look at these pictures, and understand that Westhaven has a pool for adults, and then right next door, you have this amazing water park with sprinklers, slides, and shallow areas for children. Just in case you don't like to spend your summer lounging in the sun, Westhaven also has a 18 hole golf course.westhaven pool
