The absorption rate (months to sell a home at the current sales pace) for the $100-200k and $200-400k range leveled out a lot more than what we saw on last month's Hixson real estate report. And thankfully, that's because the $100-200k range saw a big jump in sales rather than the $200-400k'ers taking a swan dive into the murky waters of the post-summer-now-receding Lake Chickamauga. Woo hoo!
Unfortunately, for the over-$400k-selling crowd, there isn't any good news. Same inventory and another month without any sales or even any contracts. Sounds like somebody needs a price reduction!

Yeah, yeah, I know. It's September for Pete's sake, Jules (by the way, how did it get to be September already?). That just means you have the August report to look forward to that much sooner!

The bright spot here for Hixson sales numbers is in that $200-400k range. In most areas, the absorption rate (months to sell a home at the current sales pace) in that price range is similar to or even a LOT higher than the $100-200k range. But in Hixson - at least for now - it's almost half. Part of that is because of the lower level of inventory, 93 homes for sale compared to 171 but I suspect it's also a reflection of the fact that people are willing to spend a little more to buy a house in Hixson.

The Hixson Park is nice and small. It is close to many neighborhoods and easy to find. It is the closest park to my home and it makes for a fund afternoon. Especially if you happen to have a grandkid around.

We have had many birthdays on the pavilion picnic tables. And if multiple parties are at the same time - great more fun. There is plenty of room and it just means more kids.

The bike path goes around the park. They are great for small children.
