MARKET UPDATE ON MOSS CREEK PLANTATION, JOHNSON CITY, TN
Moss Creek Planation has very little activity because people who discover it tend to stay put. In all of the period from January 1, 2010 to May, 2011, there were only three sales - a Victorian listed for $319,900 (down from $359,900) is under contract, a colonial with 5 bedrooms and 4 baths sold for $354,816 (from $395,000) and a colonial with 4 bedrooms and 4 baths and partially finished basement sold for $260,000 (from $299,000). I have details of these and other properties in Moss Creek.
The only two properties now available (May 2, 2011) are the elegant one-level contemporary on Headtown Road with over 6 acres, and a colonial with four bedrooms, 3.5 baths, beautiful gardens and lots of great features, just back on the market and drastically reduced in price. Although this is not my listing, I have many pictures and details. Perhaps the most important highlights of this property are the exceptional yard and gardens. Custom built by Frank Hobson, it was designed with great care and the owners have spent years improving both the home and the yard (1.36 beautiful acres).

They like walking or driving past lovely homes and well-maintained yards, visiting with friendly neighbors. Moss Creek Plantation is close to Johnson City Medical Center, Quillen College of Medicine, School of Pharmacy, VA Hospital and a wide variety of specialty medical practices. The new Children's Hospital (2008) and Franklin Woods Hospital (2010) are within fifteen minutes. It's close to many restaurants and shopping areas, including new Hamilton Place, over 250,000 square feet of retail space on State of Franklin, still growing.

There aren't often properties avaible in this neighborhood because people stay happily, but there is one on the market at this time, and it's a beauty. The custom colonial at 3300 Victoria Court has everything the seller could think of to make their home perfect - cherry and teak floors throughout, Bosch and Thermidor ranges, first and second floor masters with incredible closets, etc. The really unique feature is 1.39 acres of beautiful gardens.
People who live in Moss Creek enjoy being in a small neighborhood surrounded by rolling hills and beautiful farmland. They appreciate the lower taxes of not being in the city limits of Johnson City, while still having the benefits of many amenities nearby.
