NORTH KNOXVILLE HOME STAGING was recently done by HOME STYLE AND STAGING LLC MARY LOU TEAGUE... SOLD WITHIN 3 WEEKS OF STAGING !
A while back, I was contacted ( through Active Rain ) by a seller to stage her mother's older home.
Since she lived out of town, I had work directly with the Realtor. I did the walk thru, make the presentation, and got the job for "Vignette Staging".
The home was older, but has some very well done upgrades. Even with the upgrades the home is still an older home. I decided to place more modern accessories in the home just to see how it would go over.
After I did the staging the Realtor had an open house the next day. She feels that this really helped to show the house,as before it was staged, there were only a few glass vases with silk flowers placed around the home. In some cases, you can use newer furniture and accessories.
I had thought that the buyer for this home would be a young couple or single person so I was leaning my staging toward that kind of buyer, and I knew that was what was going to work . Knowing the market and having an idea of what type of buyer that may be interested in the home helps in staging and what kind of furniture and accessories to place there.
Guess what...the Realtor called and the home sold within 3 weeks and the buyer was a single lady who is a Law Professor at the University of Tennessee. I was right on the money with my staging. Don't you just love it when a plan comes together ?
When looking to sell your home and the budget is tight, consider HOME STYLE AND STAGING as we specialize in VIGNETTE STAGING.
Yes sometimes, LESS is more !!!

I counted the property transfers published by the Knox County Register of Deeds for the previous week and found 186 which is a little above the 150 or so average we’ve had for all of 2009 so far.
It seems the extension of the homebuyers tax credit is continuing to drive the lower end of our market (the $200,000 and under price points) and the upper end remains sluggish.

I’ve been reading lots of encouraging news about real estate markets all across the county and how they’re seeing increases in sales. Our market has shown one encouraging sign in the past 2 months in that sales have remained high instead of taking their usual seasonal downturn in the fall and winter months.
Let’s hope that trend continues, in past recessions real estate has been the force that drove the recovery.

Knoxville Tennessee mortgages are easy to obtain for many reasons least of which is that the real estate market here in Knoxville has remained fairly stabile compared to many parts of the country.
While parts of the country saw double-digit home inflation through the years 2003-2006, Knoxville home values rose at a more modest pace of 5-6% per year. In keeping with Knoxville area wages and salaries this balance has made the area a good bet for people moving here from other parts of the country. It has allowed people seeking Knoxville, TN mortgages an easier time in finding good mortgage terms.
Yes, the housing market collapse and the mortgage industry implosion have had an affect on the market here; Knoxville still remains a destination for many people seeking a better quality of life including home availability and affordability.
Knoxville Mortgages are easier to obtain because employment opportunities still have an attractive component to them. The area boasts higher than statewide averages in salaries, making it easier to obtain and afford a long-term, fixed rate mortgage.
The short and simple of Knoxville, TN mortgaging is this, while lenders may be fewer, the ones that remain viable only need prospective borrowers to have maintained a 620 credit mid-score and have two years of documentable employment. Of course they cannot have derogatory marks on their credit reports such as late payments, or judgments. However, some older, derogatory, information or medical bill issues can be overcome.
Affordability is another attractive feature in obtaining a mortgage in the Knoxville Tennessee region. While most of the more densely populated areas are mostly urban/suburban, neighborhoods run from modest to extravagant. Many sport modest-sized homes in the 1200-1800 square foot range which are perfect for the average family obtaining a mortgage to afford. The median price range for 3 bedroom homes in the Knoxville area are approximately $122,000 putting affordability high on the list of attractive features beyond it's natural beauty and quality of life.
