INFO ABOUT CLOTHES DRYERS
The heating unit went out on my dryer! The gentleman that fixes things around the
house for us told us that he wanted to show us something and he went over to the dryer and pulled out the lint filter. It was clean. (I always clean the lint from the filter after every load clothes.) He told us that he wanted to show us something; he took the filter over to the sink and ran hot water over it. The lint filter is made of a mesh material .. I'm sure you know what your dryer's lint filter looks like. Well ... the hot water just sat on top of the mesh! It didn't go through it at all! He told us that dryer sheets cause a film over that mesh that's what burns out the heating unit. You can't SEE the film, but it's there. It's what is in the dryer sheets to make your clothes soft and static free ... that nice fragrance too. You know how they can feel waxy when you take them out of the box ... well this stuff builds up on your clothes and on your lint screen. This is also what causes dryer units to potentially burn your house down with it! He said the best way to keep your dryer working for a very longtime (and to keep your electric bill lower) is to take that filter out and wash it with hot soapy water and an old toothbrush (or other brush) at least every six months. He said that makes the life of the dryer at least twice as long! How about that!?! Learn something new everyday! I certainly didn't know dryer sheets would do that. So, I thought I'd share!

Clothes Dryers in ...

I went to my dryer and tested my screen by running water on it. The water ran through a little bit but mostly collected all the water in the mesh screen. I washed it with warm soapy water and a nylon brush and I had it done in 30 seconds. Then when I rinsed it .. the water ran right thru the screen! There wasn't any puddling at all! That repairman knew what he was talking about!

Selling Your Home in Mt Juliet TN

Verlyn Steward: Real Estate Agent in Nashville, TN

Selling a home in Mt Juliet? If you are considering selling your home the first step should be to arm yourself with information. Media reports on real estate may be misleading. The value of your home can only be determined by apples to apples comparisons, not by a click of your address on a web site calculator.

Current market conditions in Mt Juliet are relatively positive. Let me share some very specific market indicators. In the $150,000 thru $250,000 price range, approximately 25% of closed sales in the past 4 months were new construction. In a recessive economy that is an alarmingly good number. 60% of the current pending listings are new construction. Again, that reflects a positive real estate market. Average days on the market per mls in this price range is 72, which again reflects that the market is moving.

Now let me hit a little closer to home, your home. You need more specific information. There are many factors that will influence the outcome of selling of your home. Pricing to net you the most, getting your home in its best selling condition, marketing your home, competing with new construction, negotiating a contract and getting it closed are just a few areas that need specific attention and expertise. All of these factors are specific to your home.

If you plan to sell or have tried unsuccessfully, please do not give up, you just need proper information and expertise. If you would like free information on the latest strategies to a successful sale please send me an e-mail or give me a call at 615-394-1823. I am a real estate agent. I live and work in the Hermitage/Mt Juliet area and I'm glad to share with no strings attached.

"I CLIMBED MT JULIET!"...a long hard laugh!

Verlyn Steward: Real Estate Agent in Nashville, TN

I spent several minutes laughing while following a car with a bumper sticker broadcasting "I climbed Mt Juliet!" I almost wrecked the car! Did I drink too much coffee? or did I just get caught in the mood to laugh?

(In case you are reading this and not familiar w Mt Juliet TN, it's a city, not a mountain.)

But whoever said "He who laughs last, laughs longest" must be from Mt Juliet! Why? Just a couple years ago Mt Juliet was a small town, just beyond the edge of Nashville. Too far out in the country to attract developers, too far out to have great schools, too far out to have shopping and restaurants. Too far out to be anything but a great place to have a County Fair. (The best in Tennessee if I say so myself)

How quickly things have changed! I expect to see the Discovery Channel announce that the center of gravity has moved. Mt Juliet went from being the "middle of nowhere" to being the "middle of everywhere." Mt Juliet now has the best of everything!

But, there's more coming! The Providence Development is just the beginning. As the economy recovers, hang on tight! Mt Juliet has been growing thru the recession, what will happen when better times return? I expect Mt Juliet will not just have a smile, it will be laughing the loudest and the longest!
