The Results of the Terrazzo Auction with the actual winning bids, Nashville, TN 11/21/09

Some great information here provided courtesy of Gabrielle Dodson who was in attendance for the bidding.

Like all auction situations, the terms and conditions of The Terrazzo auction specified that the auctioneers could change the rules at any time, and they did stop this auction after 21 units were sold, and 14 units were not auctioned. The sold price is to the right in my handwriting, and those with a box around them are what they offered as a one time price after they stopped the auction. When they stopped the auction, they gave those interested a chance to meet with a sales person and receive a one time price for the units. The price I wrote in on the left is what they were asking for those units as the one day price, however, when I left which was after the room was almost entirely clear, the other 9 units had still not sold.

There will be another auction at The West End on Saturday, December 5th. Here is a website re: the auction and showing the units that will be auctioned, their last list price, and their price per square foot. There is no reserve on these, as there were at the Terrazzo, however, the owner does have a chance to reject the winning auction bid. 12th South Serves a Great Cup o' Coffee at Nashville's Frothy Monkey!

About once a month my girlfriends and I get together at the Frothy Monkey in Nashville's 12th South area. We love this place in Davidson County for our Sunday get-together-and-gabs.

The Frothy Monkey has got a cool logo, who doesn't love a monkey??? - there is even a wood carving of the monkey on the front of the store!

Here's what the store looks like as you approach it - Frothy Monkey is next door to Moda.

It's that greyish colored house with the burgundy signage.

I LOVE their fruit parfait with granola and yogurt!

They have every kind of coffee you can imagine, as well as salads and sandwiches, and of course yummy sugary munchies like brownies and muffins!

Frothy Monkey even encourages recycling and has a spiral staircase that leads to nowhere!

If the day is nice, you might want to sit outside. I know that my girlfriends and I make so much noise when we are there, most people DO want to sit outside, just to get away from our yakking!

So, if you are in the 12th South Neighborhood (that's the SAME STREET south of The Gulch and north of Granny White Pike), then drop by the Frothy Monkey and have a cup!

Another Development Plan for Nashville's 12th South District

In a supplement to the Tennessean, Davidson A.M., we see more news about development in the 12th South District of Nashville. Metro Planning has approved a rezoning proposal for 15 new homes at the 2500 block of 9th Ave South. These homes will range from 1,300 to 1,500 sq ft in size and will be priced from $310,000 to $349,000. These new units are to share a common open green space. The developer, Kelvin Pennington, is planning to name the new community Cottage Grove. The homes will conform to a historic design and style says Pennington.

Many that attended the Metro Planning Commission Meeting have voiced there opinions about the new proposal. Most of the concerns were traffic and parking related. Some were concerned about the density of the project. On street parking is currently restricted on this street. Jonathan Honeycutt (Metro Public Works) mentioned shifting the street to allow for on street parking. On the other hand a few local residents stated they felt the project would increase neighborhood property values. Yes...a good thing.

Kelvin Pennington (developer) plans to begin construction this summer pending Metro Council's final approval. According to him Cottage Grove should take less than two years to complete.

I love the 12th South District. Lots of cool new shops, restaurants, and coffee houses have cropped up over the past few years. Not to mention the beautiful homes that have either been renovated or built new from the ground up.

Recently in the Davidson A.M. newspaper I read an article which talked about future plans for the corner of 12th and Paris. Apparently a mixed-use project will be underway which will house 25 residents, 3 small offices and 4 retail units. This new development will replace the current Southern Market and a used car lot. The new development will be called 12th & Paris...how clever. The new build out will contain flats and townhouses that will list between about $175,000 and $290,000. Not a bad price point considering the current average price in the area; but we will see how many square feet these new units turn out to be.

In the hood, most people know the hip coffee shop Frothy Monkey. I personally prefer Portland Brew but I'll leave the details as of why out of this. The owner of Frothy Monkey, Miranda Whitcomb-Pontes (don't know her personally) is considering a new venture which would include her taking part in the 12th & Paris development. Her new creation is Burger Up. This new establishment will of course feature what else but burgers. All kinds of burgers from veggie and vegan to turkey. The new place will also boast a full bar and include seating for at least 75 patrons.

The opening of Burger Up and probably other retailers in the proposed development, is slated for February 2010. Other planned businesses are an art gallery, photo gallery, counseling firms, architecture firm, and an accounting office.

Personally I'm looking forward to growth in the 12th South Neighborhood. I really dig the area and it's whole vibe. It certainly could use a little more and I believe the new 12th & Paris plans will bring to the community a much needed booster shot.

Meet an Inspiring Neighbor Who Has Served the 12South Community for Over 45 Years




Juanita A. Rucks is a fountain of optimism and wonderful 12South stories. She and her family moved to South Douglas in the spring of 1963. She has reared three successful children and one amazing nephew here. Married to her long time sweetheart, Charles, since 1948, you can feel the warmth and love in their charming 1920’s home.

“My house was (and is) the gathering place for kids in the afternoons. You could play board games of Scrabble, Keeno, Pictionary, Monopoly and, also, a good game of basketball, “ explains Juanita. “I have seen the neighborhood go through several transitions. When we first moved in years ago, we helped with the needs of an elderly couple who lived next door. When they passed on, I was the one knocking on the door when a few young kids were up to no good and called them down on their activities. They didn’t want to mess with Mrs. Rucks.”

“I love this area and take pride in the homes and people here.” Juanita and Charles now have three houses on South Douglas and want to keep them in the family by passing them on to their children.

After her babies were born, Juanita went back to school and studied for a teaching degree. She taught 7th and 8th grade in metro schools for thirty years. She retired in 1992. Her wonderful teaching influence still abounds in the area. (District 17 Council Woman Sandra Moore prides Juanita as being one of her favorite, inspirational teachers.)

Juanita may have retired from teaching with metro, but she could not contain her teaching spirit and nurturing nature. She now works with the sheriff’s department and its GED program. She still works on changing people’s lives! She teaches basic math skills and works with others in the department to help 8 to 10 people graduate every 8 to 10 weeks. She has now seen some of these students go on to graduate from college. She said it is such a rewarding experience to see people who have made some bad choices turn their lives around with a
little help and encouragement.

A smart, spirited and giving woman, Juanita is truly a neighborhood hero. She says her momma always told her, “If you make your bed hard, you have to lie in it.” She works effortlessly to help others have “a little softer bed” every day.
