Most home prices range anywhere from around $200,000 - $400,000. Crieve Hall was originally the home of the late Herbert Farrell and consisted of 100's of acres of land. Once he passed away, the home was demolished and new construction began. The area is now known as "Crieve Hall". A Tour of Crieve Hall and Caldwell Hall Homes

I was driving through the neigborhoods of Crieve Hall and Caldwell Hall the other day, admiring the flowering trees and daffodils, assorted japonicas and forsythias and was thinking what a nice range of homes were spread throughout this area. I wanted to share a few of these homes to illustrate the commonality and individuality of this quiet and beautiful neighborhood just south of downtown Nashville, Tn.

Caldwell Hall is the northern boundary of this area just north of Harding Road off I-65 south in Nashville. It is bound on it's north border by the beautiful and interesting Nashville Zoo. They have numerous family-focused events throughout the year and wonderful walking trails if one just wanted to walk for the exercise and view.

This area's homes are typically ranch-style with sand and finish hard wood floors and different levels of updates performed depending on the occupants' tastes. The lots range from about a .3 up to .67 of an acre of mature hardwoods and small creeks and private back yards.

As you move south of Harding, the lots trend a bit smaller in some cases until you reach the southern most end of this area where the topography lends itself to larger lots and homes with Ellington Agricultural Center on one border, and across the interstate just a little way is the transformative Radnor Lake Wilderness Area which is a true Nashville treasure, with quiet walking trails, a beautiful lake and all kinds of wild life to observe.

Also, as you move south in the neighborhood, the prices move north, so if your budget is somewhat limited and you are a first-time homebuyer, then Caldwell Hall might be the place to start your search where prices tend to range from approximately $160000 to $240000 for anything from an unfinished diamond in the rough to a sparkling showplace where someone else has done the updating.

Tin Pan South Songwriter's Festival in Nashville Tn is a rite of spring for us here in Music City. Today is the beginning of a five-day festival that displays the finest songwriters that Nashville has to offer in small venues around town. It is another of the many fine amenities that make it such an enlivening experience to live in this part of Tennessee.

Artists of a diverse line-up include Trace Adkins, Bo Rice, Journey's Jonathan Cain and Kathy Mattea. But let's don't leave out Lee Roy Parnell, Chris Stapleton, James Otto, Will Kimbrough, Chris Scruggs, Tommy Womack, or Hugh Prestwood, to name a few, whew! See what I mean?

Buzz Cason is another writer that has been writing for awhile, and Cason is perhaps best known for his publishing endeavors, but his own compositions have been recorded by The Beatles, U2, Mel Tillis, Martina McBride and plenty of others.

OPEN HOUSES in the Crieve Hall area this weekend include four homes that show a wide range of what Crieve Hall has to offer, including affordability, level of finish of the home, location, and nearby amenities that add to the experience of living in this part of Nashville, Tn.

The Crieve Hall area lies just south of Nashville along the corridor of I-65 between the Harding Road exit, and the Old Hickory Blvd exit at Brentwood. It is bound on the north by Caldwell and Abbay Hall, similar neighborhoods just north of Harding Road, and on the east by Edmondson Pike. The zip codes for this area are 37211, and 37220.

These Open Houses range from $219,900 to $299900 in price and square footages from 1425 to 2168. Danby, Barrywood, Hogan, and Oakley are all very popular streets in this neighborhood and showcase all that Creive Hall has to offer with mature trees, creeks and even Ellington Agricultural Center which houses the Tennessee Agricultural Museum.

The agricultural museum, located on the spacious grounds of the Ellington Agricultural Center, has an extensive collection of home and farm artifacts from the 19th and early 20th centuries along with rural Tennessee prints. Textiles, a woodworking collection, buggies, wagons and large items like the McCormick reaper and Jumbo steam engine are exhibited in a renovated plantation barn. Log cabins, a small farm house, kitchen/herb garden, perennial garden and nature trail are also part of the museum tour.

The ranch style homes in the Crieve Hall area were generally built in the 1960's and 70's and are hallmarked by traditional and simple layouts, including extensive sand and finish hardwoods and sizable lots, now only seen in higher price bracket homes.

Another great feature of this area is the central location it occupies. One is virtually 15 minutes from everything in Nashville. When these were built, they were on the outskirts on downtown Nashville, and in fact , the first Nashville area mall, One Hundred Oaks Mall was quite near to this beautiful tree-lined area.

The Nashville Zoo is also right next door on the northern boundary, and has great walking trails for a day visit. Another great place to visit close by is Radnor Lake Natural Area and Wildlife Refuge just across I-65, but that will be the subject for the next blog.

The Clock is Ticking...

Extended and Expanded Tax Credit Expires 4/30/10

For prospective homebuyers who are on the fence about making a home purchase, the next few months represent a countdown of sorts as

huge tax credits are about to expire. Here are important details for you to know:

Tax Credit for First-Time Homebuyers (FTHBs)

FTHBs (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10%

of the purchase price of the home, with a maximum available credit of $8,000. Single taxpayers and married couples filing a joint return may

qualify for the full tax credit amount.

Tax Credit for Current Homeowners

The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes

in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five

consecutive years during the last eight years. Single taxpayers and married couples filing a joint return may qualify for the full tax credit

amount.

What Are the New Deadlines?

In order to qualify for the credit, all contracts need to be in effect no later than April 30, 2010 and close no later than June 30, 2010. Those in

the military do have some special extensions on the timelines available.

What's So Great About a "Tax Credit"?

The benefit of a tax credit is that it's a dollar-for-dollar benefit, rather than a "tax deduction", or reduction in a tax liability that would only save

you $1,000 to $1,500 when all was said and done. So, if a first-time homebuyer who qualified for the entire benefit were to owe $8,000 in

income taxes and would qualify for a tax credit of $8,000, she would owe nothing.

Better still, the tax credit is refundable, which means the homebuyer can receive a check for the credit if he or she has little or no income tax

liability. For example, if a first-time homebuyer is eligible for a tax credit of $8,000 but is liable for $4,000 in income tax, she can still receive a

check for the remaining $4,000!

Higher Income Caps

The amount of income someone can earn and qualify for the full amount of the credit has been increased. Single tax filers who earn up to

$125,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, single filers who

earn $145,000 and above are ineligible. Joint filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more

than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible.

Maximum Purchase Price

Qualifying buyers may purchase a property with a maximum sales price of $800,000.

It's also important to note another upcoming deadline as the Federal Reserve winds down a program that has been keeping home loan rates

artificially low. The fact is that the lowest rates of 2009 were driven down to their attractive levels because of the Fed's Mortgage Backed

Securities (MBS) purchase program, which the Fed once again emphasized in its January 27, 2010 Rate and Policy Statement will end on

March 31, 2010. As the Fed's program winds down and ends, rates could rise over time since MBS will have less support from the Fed.
