Holt Woods 2011 Market Report
Holt Woods saw a nice increase in sales in the year 2011.
Nashville's Real Estate sales were up 1.8% for the year and 18% for the final quarter of 2011. Holt Woods was way ahead of that!

Prices are still down a bit but the outlook for 2012 is very positive.
There are 3 homes showing active in Holt Woods and one of those has an Inspection Contingency. That leaves a less than 3 month supply of inventory.
This is a great time to be looking to sell your home in Holt Woods since the competition is weak.

Holt Woods 3rd Quarter 2011 Market Report

Holt Woods saw it's home sales double over the same time last year.
Last fall there were only 2 sales in the third quarter. One of those was a foreclosure. The other had a sales price of $192,000. The 2 had an average days on the market of 136 Days.
This fall, in the Third Quarter, there were 4 sales, one of which was a foreclosure. The average sales price was $190,575, down less than 1%. The days on the market dropped to 100 Days, down 26%.
There are currently only 4 homes on the market, or a 3 month supply!
Holt Woods Sales, combined with Bradford Hills are showing a strong comeback this fall. Between the two neighborhoods, there is only a 4 month supply of homes.

Holt Woods Fall 2011 Sales Report

Sales are up considerably in Holt Woods. For whatever reason, sales in 2010 were sluggish and the Tax Incentive did not push them up. 2011 on the other hand as seen a steady number of properties sold.

Just looking at the chart, it appears that the prices have decreased a lot. Because there is such a wide range in the sizes of the homes, we also looked at the average Sales Price per Square Foot (spsf). The 5 homes that sold in 2010 had an average SPSF of $91.29. The average SPSF in 2011 was $91.08 down less than .2%!
This is great news for homeowners. With only 4 homes on the market, there is just a 3 months supply.
Holt Woods is usually combined with Bradford Hills when we look at supply. In total, there were 26 home sales, year to date, and there are 17 active listings. That puts us right at a 6 month supply, or even inventory.

If you're a homeowner in Holt Woods, you still have time to get yourself organized!
Start by going through the Garage and see what you need to get rid of! Next, into the attic and attack those boxes that you have forgotten about. It's time to purge!
If you're participating in the Neighborhood Yard Sale, you might want to have some bags and newspaper so people can carry their new treasures to their cars.
Make
sure you get plenty of change before hand.
The sale will take place at the individual homes, but signs and advertising will be done by the Holt Wood Homeowner's Association.
The Holt Woods Neighborhood Yard Sale will run from 8am to 2pm.
If you're looking to pick up some bargains, this will be the place to be! Bring lots of singles and change since most homeowners will not take checks!

Holt Woods First Half 2011 Market Report

Sales were up 300% in Holt Woods this first half of 2011! This is somewhat unusual since there was no Tax Incentive this year but there was in 2010. One has to wonder what causes the difference in thinking. Maybe that Interest Rates are still incredibly low and that it appears that prices have bottomed out finally and could actually be inching up!

The Holt Wood prices appear to be down in this chart but the truth is, the average size of the homes sold in 2011 was 1910 square feet vs. 2397 square feet. That actually makes the price per square foot go up 12%!
There are currently 6 homes on the market with one pending sale. With 9
sales in the past 6 months and only 6 properties available, there are not enough properties to fill the rest of the year.
The Holt Woods homes that are available are mostly over 2100 square feet. Smaller homes are needed to fill the void in this market!
