Villages of Brentwood did not perform as well in 2011 as it did in 2010. Sales were off 47% compared to an 18% increase in Nashville overall.

There's no particular reason for this decline in the number of sales. These things just happen sometimes. Prices There are only 4 homes on the market so there is very low inventory. Those coming on the market in the next few weeks should sell quickly.

This is a very easy price point for this part of town. The neighborhood is zoned for the VERY popular Granbery Elementary and John Overton High School.

Villages of Brentwood is located half way between I-65 and 1-24 in the Nippers Corner area. Homeowners can easily reach Downtown, Brentwood and the Airport in just minutes.

Sales in Villages of Brentwood continue to float up and down from month to month, quarter to quarter. This fall appears to be slower than last fall by a large amount, but over all Year to Date sales are only down 50% and there is a pending and 3 of the active have contingencies on them. Not a terrible sign.

Prices have started to inch up a bit. And inventory continues to fall. With the contingent sales removed from the active listings, that leaves only 7 properties for sale or a 5 month supply of homes.

Going into the early winter months it's probably a balanced number of homes currently on the market.

This report covers the first 3 quarters of 2011 compared to the same time period of 2010. The numbers should not be alarming since there was no tax incentive this year.

Many people bought houses just because of the Tax Incentive. Some were not sure if they were ready or not last year but took the plunge anyway. That drove the numbers up dramatically.

There are currently 10 homes on the market with an average asking price of $158,165. Two of these have home inspection contingencies. There is one pending.

October should have above average number of closings. The number of homes on the market show that inventory is stable if not leaning toward a sellers market.

Villages of Brentwood has sold well in 2011 despite the numbers going down this year. Spring of 2010 showed a spike in sales because of the Tax Incentive. Many of the Buyers in this neighborhood are first time homebuyers and qualified for the incentive.

There are 8 properties on the Active market, which is just under a 6 month supply. This is a very healthy amount of inventory!

Villages of Brentwood is located in South Nashville in the Nipper's Corner area. It is zoned for Granbery Elementary, which is a popular elementary school in this part of town.

School will be starting in a few weeks and the existing inventory could be partially depleted by then.
