Welcome to Ralph's Weekly Feature: Two Truths and a Lie: Guess Which One Is The Lie?

Each week, I'm going to feature one Active Rain Member, with their photo, and what they are going to do is tell you 2 Truths about them and 1 Lie.

The object of the game is to guess which of the 3 bits of trivia about them is a lie!

This week, we will be featuring: Julia Odom

Julia is an agent with Select Realty Professionals, based out of Cleveland, Tennessee. She has an extensive background with HUD, and covers Hamilton County: Ooltewah, Collegdale, East Ridge, Lookout Mountain, Signal Mountain, Soddy Daisy, Hixson & Middle Valley or northwest Georgia: Fort Oglethorpe, Rossville, Ringgold, Chickamauga & Lafayette.

I graduated from high school at age 15.

It took me 12 years to finish my bachelor's degree.

I went to the Olympic trials for gymnastics in 1988 but didn't make the team.

Under $200,000

$200,000-400,000

Homes for sale currently: 223

The absorption rate (# of months to sell current homes for sale at last month's pace) went up significantly for the lower end of the market and down by quite a bit for the upper end of the market compared to last month's Ooltewah real estate report. Even though I'd like to see if go down all the way around, I'm calling that very good news, especially considering that most of the Ooltewah homes for sale tend to lean toward the upper end. We even had a few closings in the over $400k range. Woohoo to that!

Even though it's not all sunshine and roses in the upper end market, with 3 closed sales last month, it's looking infinitely better than last month's Ooltewah real estate market report. In the $200-400k range, the number of closed sales doubled and even though inventory is significantly up, I'm calling that all good news.

Like the rest of the upper end real estate market around Chattanooga, Ooltewah is still hurting. The fact that, if you can find something for less than $200k, you can sell it pretty quickly is a reflection that people want to live in Ooltewah. But with the biggest part of the buying public these days being first time buyers, that huge house in Hampton Creek or Windstone just isn't attracting buyers very quickly. I think it's going to be a while before we see the upper end market improving. Until it does, Ooltewah is going to keep hurting. Of course, that means that if you are looking to buy in the $350,000 and up range, you'll have lots of choices and perhaps more negotiating room than in days gone by.
