Windstone Real Estate Update for April 2010

Sandpiper Trail, WindstoneIt's hard to make bare facts entertaining so I'm not even going to try. File it under: really interesting if you care, painfully boring if you do not. Here's what's happening in Windstone real estate right now:

Homes sold in April: One on the Ringgold side and three on the Ooltewah side. Prices for those sold ranged from $216,200-$544,00. All were single family homes. Days on the market for these homes was a very respectable 156. Not bad for this price range.

Currently for sale: Fifty-nine homes, three of which are townhouses. Prices range from $128,000-535,000. Twenty-three are in Ringgold leaving thirty-six in Ooltewah.

Currently contingent or pending: Eight homes, all single family detached, ranging in price from $218,000-$338,500 (offered price, not necessarily the contract price). Three in Ooltewah, five in Ringgold.

Whisper Creek at Windstone

For those unacquainted with it, Windstone is a gargantuan subdivision that's so big it's in two states (no kidding). It's close to Chattanooga, just down from the intersection of East Brainerd and Ooltewah-Ringgold Roads. Built around a golf course, this is some gorgeous real estate with winding streets here and there.

Ival Goldstein Properties is developing a new-ish subdivision within a subdivision. Whisper Creek at Windstone is a traditional planned community (that is real estate speak for 'trying to emulate Pleasantville'). The homes are built a little closer together and garages are entered from the back giving it the feel of a true community rather than just another subdivision.

Whisper Creek has its own pool and clubhouse, further defining it as separate from the larger Windstone development. One of the great things about Whisper Creek is that it is entirely on the Ooltewah, Tennessee side which means it is zoned for Apison Elementary and the new East Hamilton Middle & High Schools. It also means you won't be paying Georgia state income taxes. This is the style and typical price range you're going to find at Whisper Creek.
