Spring Hill TN real estate - We live in an area that seems to have a abundance of open space and farmland. But our community is changing quickly, and those farms are being sold off in smaller pieces. It's shocking to see the prices that these small tracts are bringing, and the expense to actually build a home in rural Williamson county. A quick look at the numbers from recent sales shows that small building tracts over an acre in Spring Hill or Franklin averaged 3.19 acres in 2005, at an average sales price of $122,792. In 2007, the average was 3.87 acres and $202,252. the price per acre went from $38,492 per acre to $52,260 per acre in 2 years.The average price of a building lot over an acre increased 64 percent in 2 years
The expense of preparing a lot to build also increased as the price of septic systems, water taps, electical connections and building permits are all on the rise. Just the price you pay to live in a very popular area.
