I had the pleasure of visiting a home yesterday for a Basic Stage Coaching service that was next door to a home I had worked on last November. Going back to the same street after eight months wound up providing me with a good laugh.

When I pulled up and exited the truck to take a picture of the facade, I noticed that the neighbor across the street had not done anything in their front yard since the last time I visited. This is not unusual, were it not for the fact that they have left unopend bags of mulch in all of their beds since before I visited the first time.

One of the hardest things I have to ask a client: "How well do you like your neighbors?"

Why do I ask this? Because yesterday, I had to recommend the seller talk to them about their yard care. And in this case, I mentioned he might want to consider helping them distribute the mulch. Buyers will look at your neighbors' homes when they pull up to yours. Things like unkept lawns, vehicles in their drives in sorted conditions, and other exterior factors of your neighbors' houses may have an undesired affect on the sale of your home. Curb Appeal Matters! Not just yours! And if it only costs the seller and the neighbor a little bit of time, don't you think it is worth the effort?

I supposed there's a Karmic aspect to it, though the intention is not entirely charitable. But you have to take the Positive Karma where you can get it.

This year, 25 properties have sold in Barrington Oaks Subdivision. The sales ranged from $173,630 to $290,000 with the average being $219,974 or $125.99 per sq. ft. Currently, there are 4 homes on the market for an average price of $236,833 or $129.03 per sq. ft.

During 2007, 32 properties had sold for an average price of $215,342 which is $117.79 per sq. ft. Sold properties ranged from a low of $165,000 to $260,900. Since I live nearby it is good to see this activity and that the prices are holding strong. This is both a reflection of the strength of the Austin real estate market and how desirable this close in area is.

So far this year, 23 properties have sold in Barrington Oaks Subdivision. The sales ranged from $186,000 to $290,000 with the average being $221,989 or $127.51 per sq. ft. Currently, there are 7 homes on the market for an average price of $217,400 which is $123.64 per sq. ft.

This time last year 32 properties had sold for an average price of $215,342 which is $117.79 per sq. ft. The time to sell has increased slightly from 28 days on the market last year to 33 days this year. Being a area resident, it is good to see that although activity is reduced, the prices and marketing times are holding strong. This is both a reflection of the strength of the Austin real estate market in general and how desireable this area is, being close in and a part of the Round Rock ISD as well.
