Brykerwoods is a popular Central Austin neighborhood of mostly vintage cottages with new construction sprinkled in. Many Brykerwoods homes have been renovated and expanded to meet today's standards without losing the charm of decades past. Buyers like it here because they can get an appealing vintage home on a modest lot with trees at a convenient location. These shady streets are within 2 minutes of the University of Texas and 5 minutes from Downtown Austin. Brykerwoods Elementary is right in the neighborhood and nearby is Central Market, a foodie delight. Restaurants & shopping are within walking distance. The Shoal Creek Greenbelt with its hike and bike trails and parkland skims the edge of the area to the east. I have sold several homes in Brykerwoods over the years and believe it to be one of the most stable and in-demand neighborhoods in Central/West Austin. Homes in Brykerwoods sell in good markets and in not so good markets.

In third quarter of 2010 there were 8 home sales in Bryker. Homes spent an average of 28 days on the market and sold for 98% of final list price on average. The low sale was $275,000 and the high sale was $651,000. The median price of all homes sold in Bryker 3rd quarter was $389,950.

For the first 3 quarters 2010 year to date, Brykerwoods has seen 21 sales, the same number as 2009. The median price of all homes sold was $429,900, virtually the same as 2009. So far in 2010, Brykerwoods homes spent 45 days on market on average, compared to 74 days in 2009. There are currently 15 active listingsin Brykerwoods. They are listed between $299,900 and $905,000.

The annual Austin AIA Homes Tour continues this weekend October 2nd and 3rd. 12 local architects have opened project homes to the public for an exclusive viewing. As a volunteer docent on Saturday at Hugh Randolph's Brykerwoods renovation and expansion, I enjoyed chatting with and meeting the many Austinites who appreciate great architecture. It's good to see so many folks come out to soak up the good feelings that come with a well designed space.

The mild temperatures and bright sunshine added to the experience. People asked me all sorts of questions such as what kind of wood is on the deck and aren't they shy about showering in a shower with such a large open window?? I didn't mind answering any of them and thought the enthusiastic response to Hugh's design was a fun experience. Risinger Homes did the construction and the attention to detail was evident everywhere. Eric and Ryan with Risinger were around to answer questions and are well informed and easy to talk to.

Groovy Lube in Austin Texas is a car owners dream come true. Let me preface by saying I HATE HATE HATE car maintenance and the time it takes from me being able to do other things in life.

Why? Well you take your car in for say an oil change... First there is no good place to sit. The seating that is available is pretty nasty and the whole place smells like grease and smoke, ugh. Second the room is a pale tiny confined spot with a TV that is blaring junk - ugh again.

But Groovy Lube on Guadalupe has it all figured out. They are located in one of the most perfect spots in Austin first of all, across the street is Amy's Ice Cream. Down the street is Zen Japanese Restaurant (a casual fast food spot). But best part - attached to the lube shop is Tazza Fresca a fantastic lounge spot and coffee shop! It has wireless Internet, an outdoor seating area for whenever we do get out of three digit hell, and great food and drinks.

So now I don't mind having my car worked on - I can sit in this cafe and blog, eat, read whatever. The pecan pie is mmmm good and they even have beer, wine etc.

And I will say in the years I have taken my car here for routine oil changes etc their service has been great - it's made things alot easier on me and my car.

There is so much to experience in the North Central community of Bryker Woods in Austin Texas.

Bryker Woods, which also merges into the popular neighborhood of Rosedale, is home to many of Austin's most popular and beloved dining spots and recreation spots.

This is where the original Kerbey Lane Cafe made it's home - on Kerbey Lane Avenue. Other popular spots include Central Market Cafe and Grocery, Shoal Creek park which extends South towards downtown into a gorgeous hiking /biking trail with frisbee golf. The variety of parks make this area a popular recreational spot. You'll often seen many area residents taking advantage of the area amenities by biking, walking and playing with their pets.

This area is also known as Austin's Hospital District - serving the community with The Heart Hospita, Seton and St. David's amongst many private offices and clinics.

Bryker Woods is a great walking neighborhood and an active community in North Central Austin!
