3rd Time's a Charm? Every once in a while you come across a particular property or client who's story will forever stick with you throughout your career. The story of my recent clients Mr. and Mrs. Hill will be one of those for me. Being an agent who specializes in expired listings, homes that other agents were unsuccessful in selling, a couple of months ago I came across a beautiful home that had expired off of the market in popular Austin neighborhood Circle C Ranch West. A house that didn't sell in Circle C Ranch. Knowing the neighborhood, I immediately thought, "that home should have sold."

I decided to give the owner a call to see what what happened, and let me tell ya, Mr. Hill was not excited to hear from me. He had been bombarded all morning by agents calling exclaiming, "I can sell your house!", "When are you going to hire the right agent for the job?", "I have the best marketing plan", etc. and he was not about to hear another agent tout how amazing their services were. Once I heard Mr. Hill out, I began to learn why. Mr. Hill had had his home on the market for 6 months with not one, but two other listing agents. Needless to say, Mr. and Mrs. Hill were frustrated with the home selling process, and agents in particular.

After we chatted a bit, I asked Mr. Hill if it would help to hear another opinion at no obligation at all, and though he had already promised another agent an appointment, he said "no promises," and invited me over. Little did I know prior to our appointment, Mr. Hill, doing a very nice gesture, notified the other agent that he and his wife would be interviewing one more agent (me) before making any decision at all about whether or not they would go ahead with a sale. When I arrived to the house I could tell how discouraged they both were; I could feel the energy. Mr. and Mrs. Hill told me that when the other agent found out they'd be interviewing someone else, he began to raise his voice and exclaim that he "could tell they were time wasters and not serious about selling their home."

So you might say that I was walking into the proverbial lion's den... these folks were not particularly fond of the home selling process and agents all together. After I heard them out I couldn't help but think, "I don't blame them!" It turns out more than 6 months prior, Mr. Hill's elderly parent's health began to deteriorate, and they wanted to get back to California, where they were from in order to be near family. The Hill's were very adamant that though they wanted to be closer to the family, they did not have to sell and were tired of the listing process. They would stay in Austin, Texas for another 10 years if they had to.

I began to do what the other previous agents didn't do... I listened attentively. After a very candid discussion, the Hill's decided to hire me for the job to get the house sold. Talk about pressure! I couldn't let these people down and become the next agent to fail! Failure was not an option; I knew I had to do my utmost to help this family get to California. I put everything into marketing this property from massive online promotion, to phone calls, printed mailouts, meetings and conversations with other agents, targeted marketing and more.

22 days later it all paid off. 22 days later the Hill family's lives changed. 22 days after listing the Hill home for sale, we were under contract. The 3rd time WAS the charm! And less than a month later the house was sold at 99.3% to list price. That was last month, and I just received a "Happy Thanksgiving" e-mail from Mr. and Mrs. Hill, which again reminded me why I do what I do every day.

Circle C Ranch is the largest master planned community in Southwest Austin. The first home was constructed in 1987 and the community is still growing today. Currently, 4,500 homeowners enjoy local amenities such as the Circle C Swim Center (an olympic sized heated pool), an 18 Hole Public Golf Course (Grey Rock Golf Club), the Circle C Tennis Club, 500 acres of parkland including the Slaughter Creek Metropolitian Park, the Veloway (a 3.1 mile bike and rollerblade only course), Circle C Cafe with free home delivery within Circle C and The Lady Bird Johnson Wildflower Center.

Children who live within the community attend Kiker Elementary School, Clayton Elementary School, Baldwin Elementary School (opening fall 2010) Gorzycki Middle School, and Bowie High School. Both the elementary and middle schools are located within the community and the high school is located within a mile of the neighborhood entrance.

There are several retail centers (Arbor Tails, Escarpment Village, Sunset Valley and Shady Hollow Village) nearby all within a five mile radius of Circle C Ranch housing both local and national chain restaurants and variety of shopping options.
