Davenport Ranch, originally developed in the 1980's, is a popular neighborhood consisting of several phases in the Eanes ISD near Lake Austin and Loop 360 Capital of Texas Hwy. The Austin Country Club is located at the north end of the development and Davenport Village offers shopping, services and restaurants for the area. I have enjoyed the terrace at Maudie's Tex Mex with it's western views and icy margaritas on more than one occasion and many homes in the neighborhood are withing walking distance of the Village.
In 2010, Austin MLS has recorded 19 single family home sales in Davenport. Homes on average have spent 107 days on the market and have sold for an average of 91% list price this year. The median sales price of a Davenport home is $671,000 or $202 per square foot, while the average price is $883,000, or $211 per square foot. In 2010, the highest sale has been $2.2 million while the lowest sale is $510,000.
The newest section of Davenport Ranch, built in the last 10 years, enjoys the highest prices paid with larger, newer homes commanding the most per square foot and in overall prices paid. Many of these custom homes have views of the hills and city. Homes in Davenport built in the 1980s and early '90's are the most affordably priced and offer great values for the location and schools. Davenport Rim, a collection of garden homes built about 10 years ago, is another alternative for those who want newer construction in a smaller, low maintenance, more reasonably priced home. Most homes in The Rim sell between $400,000 and $500,000. There are also some lower priced condominium alternatives in the $300,000 range available in Davenport.
Many Davenport homes offer outstanding views and the architecture tends to be more traditional with some contemporary homes mixed in. The exclusive enclave of homes on Churchill Downs Drive sits just off the entrance to Austin Country Club and these properties rarely come on the market. Many of these homes back to the Club's golf course and exceed 7000 square feet.
Davenport Ranch is popular for those who want to be near the Austin Country Club or employment centers along the 360 Corridor from SW to NW. Neighborhood streets wind through the hills making the landscape varied and interesting, yet tidy and consistent. The schools are top rated and the community is quiet and well maintained. Some neighborhoods have access to community tennis and there are walking trails in certain parts of the neighborhood. There are many price ranges in Davenport Ranch and many different lifestyles to suit home buyers.

Davenport Ranch Austin Texas Home Sales Report
For the month of April 2010 there were 19 homes for sale in Davenport Ranch Austin Texas. In April 2010 there were 6 homes pending sale. There were no sales in the month of April 2010 for Davenport Ranch Austin Texas.
The homes that went pending sale in April were priced between $595,000 and $699,000. The homes range from a 3 Bedroom and 2 bath up to 4 bedrooms and 4 bathrooms. The homes pending sale in Davenport Ranch Austin Texas ranged in square footage from 2,383 up to 3,629.
Dollar per square foot ranged from $174.98 up to $224.09. It's not surprising, the home that sold for the lowest dollar per square foot was on the market the longest at 327 days! The other 5 homes that went pending sale were on the market between 5 days and 69 days. Five of the six homes that went pending sale were built in 93' or 94'. The other home that went pending sale was built in 1983, however, it did command the highest list price, but it was the second largest home of the six homes that went pending sale. We'll see what this older home actually ends up selling for within the next 30-45 days.
Just a little insight for consumers, summer seems to be coming early for Austin Texas. There was a huge increase in showings for the month of April 2010. I hope it continues, however, I'm pessimistic that we'll see the same amount of activity throughout the remaining year. Many buyers have been trying to take advantage of the low interest rates before they start to go back on the rise. Rumor is we can expect them to be back in the 6% range, very soon.
Homes for sale in Davenport Ranch consisted of 19 homes priced between $550,000 and $3,250,000. The homes ranged in size from 2539 Square feet up to 9,439. As you can imagine, the big daddy at 9,439 square feet was priced at the peak of the market for $3,250,000. Dollar per square foot ranged from $158.42 up to $404.48.
If your in Davenport Ranch Austin Texas and have an immediate need to sell your home, you have one thing in your favor right now. Summer is upon us. That still does not guarantee that your home will sell, unfortunately. So you need to ensure you have an excellent marketing plan in place, your home is staged nicely, and it's getting as much exposure as possible I.E. be flexible with letting buyers and their agents in to see your home.

The blue piece of the pie chart represents homes for sale in Davenport Ranch Austin Texas. The red and green portion of the pie chart represents home that are pending sale and pending sale taking backups.

This graph above is a little bit more challenging to interpret. As you can see there is only a green bar on the graph, which represents the asking price for a particular home. If there had been any home sales in Davenport Ranch Austin Texas for April 2010, you would see a corresponding red bar.
The blue line represents how long a particular home has been on the market. From this data it appears that homeowners in Davenport Ranch Austin Texas are trying to capture a higher sales price than the market is willing to bear. Especially the homes that have been on the market for more than three to four months.
There were 6 homes that went pending sale in April, when these homes close, we'll actually see if the market is trending up or down. My crystal ball says it's trending down, unfortunately.

Davenport Ranch Home Sales Austin Texas.
In this months edition of Davenport Ranch Home Sales Austin Texas, I will be sharing with you the statistics and trends for homes at the top tier in the neighborhood. More specifically, the homes that exceed close to $1 million or higher in value.
This is one of my favorite communities off the Capital Texas Highway 360. The area amenities are great and your still not too far from downtown Austin Texas. You can check out my most recent post Davenport Ranch Austin Texas Homes and read more about the community and get last months market statistics and trends.
The reason I separate this months Davenport Ranch Homes Sales Austin Texas report is because they are the hardest to sell. They are an undertaking all in themselves. If you read my previous post, you know you can find homes in Davenport Ranch Austin Texas that start in the low $400's.

The straight line represents the number of days the particular property was listed for sale. You'll notice most of the homes that sold the quickest were priced right from the get go. The ones over priced sat on the market the longest.

Over 75% of the homes listed for sale sat on the market longer than 120 days. Boy, if your thinking of selling, I sure bet you'd like to be one of the lucky TWO homeowners that sold their property in less than 60 days. There are a few reasons the homes in this neighborhood sit on the market so long.
1.) Poor Marketing.
2.) You don't carefully go over cosmetic repairs and home staging strategies to make the home show its best.
3.) Overpricing.
In Davenport Ranch Austin Texas you really need a Realtor that is a Marketing Guru in order to get your property the most exposure possible, especially in the million dollar plus range. I tell homeowners that I feel so confident in my abilities, I make this statement..

The picture to the right is of Bee Creek Falls in Wild Basin Preserve.
One of the coolest aspects about this preserve is that they have several programs for many of the
surrounding schools. They take kids of all ages on hikes around the preserve, educating
students on animals, plants, and bugs! 
If your an active adult that loves to explore the outdoors, this is a place that will leave you with
a lasting memory forever. I have been through a majority of the trails, they are fun and
