According to color experts and experienced REALTORS®, the color choices you make when painting your home can have a positive effect on the saleability. There are four areas that are the most distinguishing to a buyer - the front door, the living area, the kitchen and the master bath.
The Front Door. The entrance of your home is the first and last impression that the buyer will have. Most importantly, make sure it's clean! It's helpful to have a large colorful plant at the entrance. Choose the color of the door carefully. It needs to be something that will stand out from the house and draw attention to it. For instance, a light colored door on a light colored house gets lost in the picture. Unusual colors like purple are a deterrent to many. Reds and other warm colors have the most appeal and are inviting.
The Living Area. White walls were once thought the perfect blank slate for the buyer to paint the color they desired. Now white seems a harsh backdrop; unwelcoming and incomplete. Choose a mid-range valued color which will punctuate the architectural details and give a finished look to the room. If you are unsure which colors to use, visit model homes in your area to see what professionals have chosen.
The Kitchen. As is a gathering place for family and friends, this room should project warmth and comfort. Colors like gold, terracotta , sage green, banana creme or coffee are appealing choices.
The Master Bath. Because of the reflections from the mirrors in a bathroom, the colors should be complimentary to anyone reflected in them. Many buyers are attracted to the idea of a bathroom as a spa so use mild colors to reflect a peaceful place like peaches, beiges, tans or pale blues.

Did she come from my Active Rain blogging, my great Web site or any of the other extensive marketing I do? She doesn't remember but a couple of weeks ago, I got a call from a member of our wonderful REALTOR community in NC. She told me that her daughter and husband were in the market to buy a home and wondered if I would be available to help them. You betcha!
I started working with the daughter and husband. Great people focused and sure of what they want. After a few days the daughter told me about a funny coincidence. She had been talking to a coworker about house hunting with a REALTOR and the coworker told the daughter that she really liked her REALTOR. And that REALTOR was ME! We all had a great laugh about that. The coworker and her husband had just closed on their home purchase in February.
Today, the daughter and I had plans to look at more homes. She brought the coworker with her. I was was glad to see her and especially happy about the strengthening of my relationship with my two clients. My goal is to provide the kind service that encourages my clients to refer me to others. Sometimes my satisfied clients don't have an opportunity to refer me to a friend before that friend finds a REALTOR on their own. In this case, it worked out great anyway.
