East Austin is the area of the city, which has experienced the greatest amount of residential and commercial overhaul in the past decade. East 6th Street has become a viable entertainment alternative, for those looking for something different than the iconic 6th Street and Austin's Warehouse District. The Guadalupe and Swede Hill neighborhoods have witnessed major home renovations, and Mueller, the largest neighborhood, within this neighborhood, is arguably the biggest change of use, going from aiport, into the hub of northeast Austin.

The State Of Residential Homes In East Austin

I'm often asked about the current home market in East Austin. This area, which saw a 23% increase in value from 2006 to 2008, fell nearly 8% in 2009. That 8% drop looks like part adjustment, and more likely, the bottom of the national housing crisis, as 2010 saw in increase of slightly more than 1%. 2011 home values have increased at a stable 8%, and will likely continue in that direction for the duration of the year.

What is fueling the increase in sales and selling price? Our sales at Austin Real Estate Agency, have been to buyers who have decided that the east Austin market presents a value buy at this particularly time. Moreover, our investors are bullish on the east Austin rental market. Rentals in the area are up 20 percent, with rental rates up 15 percent. At the time of this article, the lowest priced home in zip code 78702 is $1600. Of the 29 homes that leased last month, the average days on market, was less than two weeks.

The East Austin housing market of 2011 provides opportunities for buyers looking to buy a home for a value, before prices gain even more momentum in 2012. For investors, east Austin offers a chance to get an investment property in the very strong rental market.

Grammy Nominated Artist Alejandro Escoveda Performs in East Austin

Austin is know as the Live Music Capital Of The World. And you never know who you might hear on a given night. For those of us who live in east Austin, we are fortunate enough to have numerous venues, including several on east 6th Street.  On Friday September 9, 2011, Grammy nominated artist Alejandro Escoveda performed in our Guadulupe Neighborhood, to benefit The Magellan International School. 

The benefit raised money for the school, focused on bileterate, international education. Those of us who live in the Guadalupe neighborhood, were able to hear Escoveda perform a full concert. Look for him to play future concerts at The Continental Club. .

 

 

East 7th Street Construction Completed

After years of renovation clogging up East Seventh Street in Austin, road construction is finally complete. East Seventh Street is a main artery from downtown Austin to the airport. Unfortunately, the construction adversely affected many of the long term businesses in the area. Flower shops, dry cleaners and numerous restaurants are among the establishments that saw a drop in revenue, due to the construction.

Now that the 16.5 million dollar project is complete, business owners would like to see more signs, explaining that the work is done, and their businesses, are accessible to the public. Next up for East Seventh, is a face lift from Navasota to IH-35. In the meantime, a celebration noting the streets reopening, will take place on Saturday August 27, 2011 from 9am to Noon. It will take place at the HEB on the corner of 7th and Pleasant Valley.
