Seven Oaks is a great little, tucked-away neighborhood just went of Austin. If you're looking for a million plus, this is a great community to consider!
At the end of 2009, I wrote a Market Report about Seven Oaks and how people were going after the resale properties, and not the new construction homes. This same trend continued for 2010 with 5 homes that sold in Seven Oaks... but in 2011, things changed. In 2011, thus far year to date, there have been 7 homes that have sold in Seven Oaks. That's 2 more than last year (a 40% increase), and the year has ended yet.
Within those 7 homes that sold in Seven Oaks, 3 of them were new construction! Good for the builders to finally unload a few properties. The days on the market for these homes are higher than the average in and around Austin, but it's about price point, not area. The area is great, but financing for jumbo loans isn't the easiest to obtain, but it's getting better.
The above sales charts show 2010 and 2011. The million dollar homes don't follow the same trends as the average neighborhoods because of the supply and demand for them. There is a good supply of homes for sale, but the demand isn't there. That means prices come down. Whereas much of Austin is selling anywhere from 96-98% of asking price, Seven Oaks is selling more like 90% of asking price.
However, this 90% of asking price is still significant when you have the National News telling you that it's easy to offer sellers 20-30% less than their asking price. You can ask, but you probably won't get. Sellers in Austin TX, for the most part, aren't desperate, and aren't ready or willing to give their homes away!

As of April 3, 2010 the market statistics are unchanged. It's the same old story. Homeowners aren't being educated on the market data. Homes in Seven Oaks Austin Texas are sitting on the market far too long.
Look at the graphs below. Homeowners are taking these HUGE plunges and slashing prices big time before they end up selling. Just because it's a million dollar home, doesn't mean it has to sit on the market for a year before it sells. Yes, it's a very particular buyer, but you can drive more traffic than you'd expect to your home using some tools of the trade I call, "New Age Marketing".


WOW! Look at that, 54.5% of the homes in Seven Oaks Austin Texas sat on the market for over 120+ days. As you can see from the bar graph one of them was listed for sale 448 days! Again, yes there is a lot less activity in the million dollar luxury home market, but NO it doesn't have to take you 448 days for your home to sell! Look above, the other 44.5% of the homes in the neighborhood sold in less than 4 months! I can make sure your property looks like the super star. Seven Oaks Austin Texas is really taking a BEATING in home values. I hate to say it,
because homeowners don't want to hear it, but it's the truth! I have several friends who live in Seven Oaks Austin Texas, when I tell them what's going on, I can't even begin to tell you how frustrated they get. Here are the facts for the month of February in Seven Oaks Austin Texas.

Homes for Sale: 16
Currently Pending Sale: 2 - HOORAY! Or not? One of them went pending after a $400,000 Price Reduction.. OUCH!
Sold: 0
Seven Oaks Homes For Sale: Price Range: $1,595,000 to $4,495,000
Range in Square Footage: 5,000 to 11,500 Sq. Ft.
MY ANALYSIS: (What I tell my friends in Seven Oaks Austin Texas)
Homeowners are not being educated on the market conditions. Their homes are sitting for sale over a year, then they are taking a HUGE hit on the sales price because they have to sell it! On average, prices are slashed over 10%! The last home that sold in Seven Oaks Austin Texas was in December 2009. The property sold for $175 per sq.ft. ($1,560,000). It was on the market for 393 days and was originally listed for sale at almost $2,000,000. Talk about a drastic price reduction! I should add that the property was a foreclosure, so you might think this property is an exception.. FALSE!!
The last home sold before this foreclosure occurred in October 2009. The home was originally listed for $2,200,000. Guess what it sold for? $1,599,999! WOW, a $600,000 REDUCTION! It was also on the market for 291 days!

Seven Oaks Austin Texas is one of the newest communities off Bee Caves on the West side of Austin Texas.
Beautiful southwestern style homes with designer pools and grotto's. I've seen a few Tuscan style homes in Seven Oaks that look stunning as well. The views in Seven Oaks are AMAZING. Hills upon hills, and upon more hills!
There are several boutique shops close by. Your a short drive to Barton Creek Mall. Also close by is the Hill Country Galleria. Seven Oaks has quick access to 360 (Capital of Texas Hwy.). You can get to the north side (tech corridor) or south side of Austin, as well as downtown Austin within 15 minutes.
If you love to golf the Barton Creek Country Club is only minutes away. It's rated the #1 Golf Resort in Texas. Fazio is probably one of the most challenging courses. It's my personal favorite. Also nearby is the very exclusive Austin Country Club.
The nearby amenities are endless, it's in a great location, and did I mention how amazing the views are? Let me show why this neighborhood is one of my favorites!

Seven Oaks Austin Texas Real Estate Information
If you adore a southwestern style estate overlooking hill country views, not to
mention being in Eanes Independent School District, Sevens
Oaks is where you will want to call home.
Priced in the low millions this neighborhood has one of the lowest tax rates at 1.7626%. The developer of this natural habitat preserve helped future homeowners by putting in the capital requirements to install all of the utilities, foregoing the typical cost the city would encounter, thus reducing the tax liability to land owners in Seven Oaks. This decrease in a homeowners tax liability makes this community very affordable, contrary to many other luxury estate communities where it’s common for a property owner to pay over 2.19%.
As of February 8, 2010 there are 16 homes for sale in Seven Oaks. In 2009, nine properties sold in Seven Oaks. Eight of those nine homes in Seven Oaks sold for 10% or more below the asking price.
