Inventory at the close of 2011 is currently down to only 2 active homes on the market and no properties under contract. There have been 16 homes closed in 2011 which is up 60% from 2010. The days on market are down 19% and sold prices are up 3%.

I had the pleasure to list this stately two story Austin white stone home with a side entry three car garage on almost a half an acre located on a quiet interior street in one of Austin's best kept secret neighborhoods: Spicewood on Bull Creek. There are fond memories enjoying this gorgeous resort style setting complete with a gorgeous salt water pool with waterfall surrounded by a park-like backyard.

These are fantastic, past clients of mine that purchased this home back in 2005 from me when I listed their home in another neighborhood. They are now downsizing and I am representing them on a new detached condo in a gated community. Inventory in Spicewood on Bull Creek is currently down to only 2 active homes on the market and one additional home under contract. In October 2010 there were 4 homes that sold, however, in 2011 only one property sold. The days on market were down 9.78% in 2011 and the sold price was up 12.41%.

In September buyers sat on the fence and contemplated the stock market roller coaster and interest rates to see if they'd drop further. October sales were down as well as the inventory.

Comparing the figures from 2010 to 2011 it looks like the number of homes sold is up 50%, the list price is up 9.47%, the sold price is up 8.43% and the time taking homes to sell is up 61%! Sellers need to have patience when their home is on the market. Buyers in the $500K market have lots of choices. Homes on the market will take longer time to sell than last year. Under 60 days is still considered very desirable.

Note that in the last 3 years there has been a change in the list and sold price but the actual sold price per square foot has increased. The 2008 figure runs through December 5, 2008 and will be updated at the end of December.
