Austin is home to many desirable neighborhoods, some are close in and others are considered to be in the "burbs". There is something for everyone in Austin. Tarrytown is one of the more desirable and older neighborhoods that is only about 5-10 minutes to downtown. It is possible to bike or walk to many amenities and cafes or restaurants from Tarrytown. There is an abundance of great dining establishments like: Jeffrey's, Wink, Tambaleo, Food Food, Fabi & Rosi, Mozart's, Able's on the Lake, and of course Maudie's. The Lions Municipal Golf Course has been a longtime draw for many of the residents. The Fresh Plus grocery store has been there forever and has a large variety of gourmet items in a petite storefront. This neighborhood is just west of Mopac, north of Town Lake and south of 35th Street. A few of Tarrytown's more famous residents were Matthew MCConnaughey and Robert Redford. Who knows what famous people live here now?

The children in this neighborhood attend: Casis Elementary School, O'Henry Middle School and Stephen F. Austin High School. Most of the homes were built between 1920-1950, and most are seriously updated to appeal to the home buyers of today. That said however there are a few new construction homes in the area as well. The new homes are built on lots that had "scrapers" or "tear-downs" that have been re-developed. Sometimes you will find a condo association of two condos where there used to be a single family home. Developers like building this type of "in-fill" as it maximizes their profits. There are several mansions on large estates that are tucked away close to the lake. You can find all sorts of architecture from a Cape Cod cottage to a ultra Modern home to a 1950's Atomic Ranch. There are a few homes designed by A.D. Stenger in Tarrytown. Stenger was a famous local architect that built in the 1940-1960's in Austin's core.

Presently there are 8 homes Actively for sale: Average list price is $298Per Square Foot. The average size home is 2757Square Feet. The homes are built between 1940 & 2011. Most of these older homes have been extensively updated and enlarged from their original size. Many have granite counters and other upgrades like self-closing drawers, seperate showers and jetted garden tubs, and walk-in closets. Typically they are on the market for 116 days before actually selling. The asking prices for these Tarrytown homes range from $365K-$1,545,000. The one for $365K is pretty rough and probably needs to be torn down or redone, and the one for 1.5 million well lets just say its absolutely spectacular and I would be thrilled to live there!

There is one home that is Pending or under contract, but not closed.

There are three homes that have sold in the last three months. The average sold price per square foot is $290.91, the high price per square foot is $310.22 and the low price per square foot was $264.78. These homes averaged 103 Days On The Market before selling.

I had a recent transaction in gorgeous Tarrytown. This was a great transaction and a beautiful home on Clearview. The home had all of the 1940's charm and yet had been lovingly and recently updated with new solid granite counter-tops, new light fixtures, new "low flow" plumbing and many more "Green" features. The sellers had added a fantastic deck to entertain and lush native blooming landscape. There was even a self-contained system to prevent mosquitoes in the yard. The key is if your looking to buy or sell a home in Tarrytown or any other Austin neighborhood please give me a call.
