Southwest Austin: So we've covered quite a bit on the surroundings of Village at Western Oaks, but what are the properties themselves like? What can you expect from the HOA?
The homes at Village at Western Oaks vary widely on size and price range, meaning there is something for everyone here. The age of the homes also varies, starting from 1978 with the last of the homes being completed as recently as 2005. In 2009, the average sales price of one of these homes was $242,173, though the range of sale prices was between $189,000 and $375,000. The range in size of homes sold in 2009 was between 1,332 square feet and 3,629 square feet.
If you're not sure that you want to buy a home at Village at Western Oaks, but like the area and want to live there, you have a few options. There are both condominium developments and apartment complexes available: Beckett Place and Davis Place for condominiums and Legacy at Western Oaks for apartments.
HOA fees in Village at Western Oaks vary. An older part of this subdivision, built along Abeline Trail between Escarpment Blvd and and Beckett Rd does not have to pay mandatory HOA fees and is not part of the HOA. Newer sections further south near Circle C, however, have to pay between $150 and $240 per year.
Village at Western Oaks lies within the Austin Independent School District. Elementary schools include Mills Elementary and Patton Elementary. Currently the only middle school is Clint Small, however, a new middle school called Southwest Middle School is being built at the end of W. Slaughter Lane at Circle C Ranch. High schools include Bowie High and Austin High.
It seems that Village at Western Oaks has it all - beautiful hill country surroundings, robust retail districts and housing costs and styles to fit any body's budget.
