I Lease You Lease We All Scream for Leases! But if you don't normally scream for leases, you may want to think twice.
The lease market is riding high right now - clients that would normally buy a house are shying away and sticking to the leases right now. Houses that are sitting on the market are being leased left and right.
My current lease listing, in Austin Texas, is in a fantastic neighborhood where prices normally range from $3-400K and up! The potential tenants have all been solid potentials that would normally be buying a house right about now.
So why is it that agents are still treating their lease listings like the step children of the MLS?
One picture? No pictures? Horrible scary pictures? Very little MLS info? Hard to show? Vague directions?
It's like they don't care.
No matter what kind of client you have or what kind of listing you have - they are still your client - be a top notch agent with today's lease and tomorrow that lease may just turn into a buyer or a seller!
Get that house leased! Get your clients a home! Add pictures, discuss decluttering and using what they have to stage it, market the property! Of course you'll be working for less money at first, so be smart about modifying your marketing plan. But either way your professional reputation is still on the line.
If you are interested in leasing your home in this buyer's market, put some thought and care into it. Putting forth that extra effort can make the difference in days on market and how much you get for your property - just like when you are selling your home.
