Am I Too Bossy to My Sellers? I Hope So When It Matters Most!

When I am hired to sell a property, believe me when I say I know who the client is and to whom my loyalty and fiduciary responsibilities belong. And along with part of those big responsibilities..... go a lot of "management responsibilities."

You see.... the sellers hired me to manage the sale of their home. That includes the marketing, the negotiating, the final contract agreement and ultimately all of the various other actions that lead up to and are a part of the closing of the sale......... And often times a lot of stuff after the sale! All of these steps require a great deal of knowledge and expertise that we should have as professionals and that we should also know when and how to implement.

Before hiring a broker to manage the sale of your property be sure and ascertain that he or she not only knows their market, but that they can manage all of the other host of responsibilities they are taking on.

  • Can they act quickly on your behalf? Time is so important in real estate.
  • Do they have the contacts that are needed to get things done in a timely fashion?.... carpenters, electricians, surveyors, painters, lawyers to name just a few.
  • Do they know the "right people? " IE..... Are they abreast of how city government looks at things like encroachments and variances to zoning? And more so do they have the knowledge and expertise to assist you in understanding these issues and making logical decisions that impact you as a seller?
  • Do they have the necessary personality to negotiate successfully with friendly and sometimes literally hostile prospective purchasers?
  • Will they run and hide when the going gets tough? IE ... not return calls, emails etc. or will they stand alongside you, and respectfully but boldly tell you if they think you are making a terrible mistake.
  • Are They Decisive or are they wishy- washy individuals?
  • Will they tell you " Time to Reduce the Price!" or will they just avoid the limelight and wait until the listing is up for renewal to deal with that issue.

These are just a few of the traits that a seller should consider when interviewing real state agents. Remember you are not just hiring a sales person ...you are hiring a business manager. And sometimes a manager that is a little bit bossy could be the right one to get the job done.
