How does a home inspection benefit you?
You have heard many times your home is your castle; your dream home; yours 24//7/365 days a year. A place to eat, sleep, gather with the family, friends and a great investment. Guess what? It still remains all of the above. The great part of all of this there is a dream home out there for everyone.
Another avenue to find that dream home is utilize the internet. Technology makes it easier then ever to look for that home. Sit in the comfort of your abode and cruise the internet. Maybe upgrade, downgrade or become a first time home buyer. You can view homes via virtual tour and select a city or area that you would like to investigate. Contact a realtor of your choice and you're on your way.
Once you have identified and decide to purchase a home, whether it is a new home, existing home, a foreclosure or even a home that you are having built, don't forget the home inspection.
Why?
You have heard many times, no home is perfect...True.
You have heard many times you found out the roof leaked after you moved in....True.
You have heard many times the septic system failed after you moved in...True.
All the more reason to have a professional, Texas home inspector inspect your home before you buy or even have a phase inspection while your home is being built. (Special note, all home inspectors in Texas are required to be licensed by TREC...Texas Real Estate Commission).
What is a home or property inspection?
In short it is structural and mechanical. That includes the foundation * roof * electrical * plumbing * A/C and Heat * Appliances.
A thorough inspection of that home you are about to purchase (top to bottom). Now back to the above question WHY? You will know exactly what you are about to purchase and if some items may need additonal attention repairs or replacement. No surprises after you move in.
Having a home inspection is the trend and a good trend. When you purchase or build a home You find the home, You find the realtor and You pick your home inspector. If it is right then you have made the RIGHT DECISION.

A date to remember. See it can happen here at Canyon Lake that is on the edge of the Texas Hill Country. Here are some photo's for proof.

Don't forget the Three P's....Pets, Plants and Pipes
Since we have been frozen for a few days, when your pipes begin to thaw be sure to walk around and inspect your pipes for leaks. Don't forget to put out water for your dog.

Wounded Warriors cool down at Canyon Lake (Another Localism bit of news)
Operation Float a Soldier
RANDOLPH AIR FORCE BASE, Texas -- Wounded Warriors and their families now have opportunities throughout the summer to take it easy at Canyon Lake thanks to the efforts of a nonprofit organization and volunteers like Randolph's 559th Flying Training Squadron's Fighting Billygoats.
Every other Saturday, groups volunteer their time and resources so Wounded Warriors and their family members can enjoy the day-long picnic. Wounded Warriors at BAMC can sign up for the event at Ft. Sam Houston's Warrior and Family Support Center. The Army provides shuttle bus transportation for the Wounded Warriors and their families to and from the lake.
Once they arrive at Canyon Lake, participants can go boating, ride personal watercraft or try their hand at wakeboarding and fishing. For children or those who want something a little more relaxed, OFAS volunteers pack an arsenal of water toys. Children can play with water guns, pass footballs, float in one of many inflatable rafts or even catch some air on a water trampoline. Lunch is provided aboard the Canyon Lake Marina Yacht.

Mr. Warnick said these relaxing retreats will continue until the Texas heat wears off. To find out more, or volunteer for OFAS, contact Wes Garnett at 865-5646 or Seth Warnick at 830-885-6805, or visit the OFAS Web site at ..... www.floatasoldier.org

Carl's Blog - Thought Provoker - Low cost tips keep dollars in your pocket this winter.
Complete Home Inspection Service 830 - 899-2441
1. During the winter keep your draperies open during the day to let sunlight warm your home and keep them closed at night to help keep cold air out.
2. Seal leaks and caulk around doors and windows to prevent air loss, change or clean air filters every month and make sure your home is properly insulted. ( I did a series on this earlier in the month).
3. Run the dishwasher when it is full, and air-dry instead of using heat dry setting. You will save electricity by washing fewer loads and not drying with heat.
4. Wash full loads of clothes and if possible use cold water to wash your clothes. You will save electricity by running fewer loads and not heating the water.
5. In the winter which is almost upon us here in Texas, set the thermostat to 68 degrees in the daytime and comfortable lower setting at night or when you are away from home.
We keep hearing your utility bill will be rising, try a few of these and see if it will help.
