Buttercup Creek in Cedar Park Texas is a very popular community just North or Austin. It is located in Williamson County and feeds to the Leander Independent School District. Buttercup Creek is one of those communities that has been building for years. Parts were built in the mid and late 80's, and then through the 90's and even new homes still being built today.
In all of Buttercup Creek for the past 6 months, there have been 70 sales. Of those 70 Buttercup Creek sales in Cedar Park, 10 were foreclosures and 3 were short sales. The most sales that have taken place in the last 6 months sold in under 60 days; 24 in under 30 days and 19 between 31-60 days. Look at the below chart. Even though so many sold so quickly, the average is 77 days because of the ones that sat for so long skewing the numbers up.
Now, let's look at the homes for sale in Buttercup Creek that are currently active on the market. Many have been on the market for over 120 days, 12 properties to be exact. In the chart above, only 15 took longer that 120 days over a 6 month period. This tells me that sellers, for some reason, all of a sudden turned a little, trying to get higher prices for the summer, and not adjusting when summer ended (maybe because of the hot hot weather we continue to have and people thinking it's still summer)... Look at the chart below.
This chart shows the homes for sale in Buttercup Creek, and out of the 49 properties, they average 108 days on the market. That is a significant difference from the solds at 77 days. Also, out of these 49 homes for sale in Buttercup Creek, only 2 are foreclosures, and zero are short sales. That's a nice turn-around in percentage of foreclosures in the Cedar Park area compared to the previous 6 months. (I had to adjust the colors on the chart to match the time frames of the first chart for easy comparing)
With 49 properties on the market, and 70 selling in the past 6 months, that's about a 4 month supply on the market which does not equate to a "Buyer's Market".

If you know me, and know me well, you know that I think print marketing is basically dead. I market about 99% online and through efforts that don't include a classified ad in the newspaper or magazine.
One print marketing that I do is a magazine that goes out to my past and current clients, as well as my doctor's and dentist's offices and various friends and people I've met out and about. I even have one going to the Labor and Delivery waiting room at Seton SouthWest Hospital in South Austin where I had my baby. You never know if someone having a baby is going to think about buying a larger house.
People love this magazine! Each issue also features one of my happy clients and their story about how they found me or how their buying process went. Just last week, I received an email from one of my clients/friends asking where their story was. They thought they were coming out in the June issue, but they're actually in the next issue. They were waiting for the issue to arrive and emailed as soon as they got it. Yes, I have a waiting list for my clients to appear...
There are three pages of the magazine that I get to customize and create myself, the inside front cover, the back inside cover and the back cover. The front cover is branded with my picture and information, but not customized.
Something new they are allowing is QR codes on the back cover where the address goes. I took this opportunity to market one of my listings. I have the picture and the basic description of the property there in print, and then I have a "call to action" that tells people to scan the code for more information. The scan takes them to the personal website of this property at 710 Coomes Pl in Cedar Park TX, Buttercup Creek community.
I'm very excited to see the reaction of my sellers as well as see the number of hits the site gets when the magazine comes out. Technology is great when it's embraced and used to its fullest!

I just helped some very happy buyers make an offer and get a contract on this home. It is a great property in a growing area very near Austin North. Cedar park also has some of the best schools in the state. This home also features a beautiful back yard complete with pool and spa.
This area is getting very hot for Real Estate. We started wtih 10 properties by the time my buyers came down from California we were down to only 7 one of which we met a very surprised owner who had just moved in a couple of days before.
