It is easy to get caught up in what the media would have you to believe and that is, all real estate is in proverbial toilet. We've got the national economy, and the local one. Some parts of Houston even are doing better than others.  Hyper Local maybe?

I'm looking for a GREAT deal!

Hey! Who isn't? In the Bay Glen Neighborhood the number of homes closed through 8/17/2009 was 44. This compares to 40 this year. No complaints there.  The average sales price this year in the Bay Glen neighborhood is $166,072 compared with $165,943 last year. Average market time is up a bit this year and we're seeing a bit more in terms of homeowners listing with more than one agent to get their homes sold.   The cumulative days on the market is 55 this year as opposed to 50 last year.  Still, not bad when you consider the nations economy.

Bay Glen has always been a great neighborhood in which to own a home. It's convenient to I-45 where you can head north and be in Houston in 20-25 minutes or head south and be fishing off a pier in Galveston in 35 to 40 minutes.

I fully expect to see a softening of sales in the Bay Glen neighborhood with layoffs looming in our area. There is evidence of that with the current inventory of 38 homes of which only 5 are under contract.  Last year it was a rare occasion to see more than a dozen or 15 homes for sale at any given time.

Bay Glen Homes

Sales in Bay Glen have started off with a BANG this year.  Finally!

The average turnover in Clear Lake is a little over 6%, meaning that in any given year, 6 out of every 100 single family homes will sell.  Last year in Bay Glen, that number was 70 out of the 1,389 existing homes in Bay Glen, or 5.0%.

In the first 2 quarters of 2009, there have been 47 Bay Glen homes sold. Contrast that to 36 in that same time period last year.  Average market time is a bit longer at 59 days whereas last year, it was taking 46 days.  Keep in mind that the days on the market is defined as the date an acceptable offer is received on the home and not the "drive out" time.  Add about 30 days and you have the average length of time from the sign going in the yard, till the moving truck pulls up.

The average dollar per square foot value is almost identical at $81.97 this year, $81.75 last.  While that may not seem like a big deal, no gains etc, we can be very thankful it's not down.  This is a time when many parts of the country are seeing huge declines in their property values.

Currently there are 14 homes for sale in Bay Glen ranging from 1,584 to 2,287 square feet.  The typical home in Bay Glen has 3 to 5 bedrooms, 2 to 2.5 baths and all have 2 car garages.   Bay Glen homes were built in 1986 to 1990 by four different builders; Brighton Homes, Ryland Homes, David Weekley Homes and Village Builders.

There's a new kid in town.

Wouldn't you know it. Just as I posted about market activity in the Bay Glen neighborhood in Clear Lake City, another new listing becomes available.

 And it's a beauty.

Hey! Who isn't? In the Bay Glen neighborhood, the number of homes closed in the first quarter of 2009 was 16. This compares to 22 last year. The average sales price this year was $168,481 compared with $162,937 last year. Market time or days on the market certainly has been to the home sellers advantage this year with the average number of days from list date until accepted contract 61 days.

Last year the number of days on the market in the Bay Glen community was 88.

Bay Glen has always been a great neighborhood in which to own a home. It's convenient to I-45 where you can turn south and be in Galveston in 35 minutes or in Houston in 20.

Currently there are 10 homes for sale in the Bay Glen subdivision. With the inventory existing and based on homes that are being absorbed (sold), there are 1.8 months of inventory meaning if nothing new came on the market in Bay Glen, all homes currently for sale would be gone.

There seems to be a lot of speculation going on about real estate prices right now and it's important to remember- real estate markets are local.  It is easy to get caught up in what the media would have you to believe and that is, all real estate is in proverbial toilet.  We've got the national economy, the local one and hurricane Ike thrown in for good measure.

With that said, let's talk local...

In the Bay Glen neighborhood, the number of homes closed to date is 66.  Guess what that figure was last year?  If you guessed 66, you're dead on.  Almost scary isn't it?  Now then, what happened is that our pre Ike numbers were up and as you can imagine, our post Ike numbers are down.

Through August of this year we had 59 sales where last year there were 52.  Since that time we have had 7 closings versus 14 last year during that same time period.

Bay Glen neighborhood inventory is as low as I've seen it in a very long time.  Currently there are a total of 17 homes for sale in Bay Glen.  In times past, I've seen as many as 62!  As a matter of fact, a few weeks ago, there were only 10 homes for sale in Bay Glen.  Unbelievable.  This year, the number has been running around 30 or so. 

Of the 17 homes for sale, 5 are under contract.

With the inventory existing and based on homes that are being absorbed (sold), there are 1.9 months of inventory meaning if nothing new came on the market in Bay Glen, all homes currently for sale would be gone.

Prices in the Bay Glen neighborhood are up 1.89% over last year while the average number of days on the market remains relatively unchanged at 53 days this year/ 55 days in 2007.
