Wouldn't you know it. There seems to be a lot of speculation going on about real estate prices right now and it's important to remember- real estate markets are local. It is easy to get caught up in what the media would have you to believe and that is, all real estate is in proverbial toilet. We've got the national economy, the local one and hurricane Ike thrown in for good measure.

I'm looking for a GREAT deal!

Hey! Who isn't? In the Bay Glen neighborhood, the number of homes closed in the first quarter of 2009 was 16. This compares to 22 last year. The average sales price this year was $168,481 compared with $162,937 last year. Market time or days on the market certainly has been to the home sellers advantage this year with the average number of days from list date until accepted contract 61 days.

Last year the number of days on the market in the Bay Glen community was 88.

Bay Glen has always been a great neighborhood in which to own a home. It's convenient to I-45 where you can turn south and be in Galveston in 35 minutes or in Houston in 20.

Currently there are 10 homes for sale in the Bay Glen subdivision. With the inventory existing and based on homes that are being absorbed (sold), there are 1.8 months of inventory meaning if nothing new came on the market in Bay Glen, all homes currently for sale would be gone.

9:00 am - 12:00 pm Digital Photography course 1: As an avid photographer, this is one of my favorite classes. Since digital cameras are becoming such a commodity, almost everyone seems to have one now. But does that mean that you are really using it as well as you could? Join us for this class as we discuss topics such as which cameras are the best for real estate, how much resolution should you have, how wide an angle should you use, what is the best way to save and upload photos, how do you get those beautiful twilight shots, how do you shoot small rooms, the best way to use flash... and a lot more.

1:00 pm - 4:00 pm Word Flyers: While Word is not quite as powerful as Publisher, you can still use it to create some great flyers, and most agents already own Word. Join us for this class to learn how you can create world-class real estate flyers in about 5-10 minutes. We will go over techniques such as creating eye-catching borders, creating a personal and reusable profile, downloading and using KW graphics, easily adding photos to your flyers, bringing in your HAR data into your flyers and creating professional background watermarks.

Both of these classes have been very popular at other offices, and they usually fill up fast. Seating with laptops and workbooks will be guaranteed to the first 10 agents to sign up. I look forward to seeing you on Thursday!

Faithful friends is an organization of volunteers who visit with their pets to area nursing homes, rehabilitation centers, mental health facilities and special events in the Houston Bay area. If you do not have a pet, you can assist other volunteers who have multiple animals.
