Localism is a bustling collection of hyper-local communities, and the top neighbors should reflect those members who are most active. When ranking users in a given region, several factors are considered. To get your foot in the proverbial door, you need to have posted at least one "Localism" article or photo for the region.
The very best way to quickly rise to #1 is to post high-quality local content. Keeping a steady strem of incoming posts and photos will massively tilt the scales in your favor.
What doesn't count toward the top neighbor ranking? ActiveRain points and community sponsorships. The top neighbor spots will always go to the most active members in a region. We want to create a level playing field that encourages the growth of communities — talent and dedication are required to win the day.
As noted in my previous post the HAP $10,000 Down payment assistance program ran out of money in late 2011. First the Good news the HTF- HAP $10,000 Texas Down payment assistance program is coming back within the next few weeks. The not so good news is that TDHCA will only be allocating $1,000,000 and that is enough for less than 100 loans across the state of Texas.
Once this funding is gone the program will be discontinued and it will NOT come back. Of the down payment assistance programs in the state of Texas the HAP down payment assistance program is by far the best and has the lowest fees of any down payment assistance program in the state of Texas for First time home buyers. Purchasing your first Home in Texas is about to become more difficult and costly
As announced on January,26 2012 FHA is considering Lowering the Seller contributions. The HAP $10,000 Texas down payment assistance program was the only program that a first time home buyer could use to get into a home with very little to no down payment. However, while most down payment assistance programs in the state of Texas such as Homes for Heroes and TDHCA Bond 77 will assist you with the down payment they do not cover much if any of the closing costs. For example on Bond 77 TDHCA provides you with the down payment but does not provide you with the closing costs. The same is true with with the Homes for Heroes down payment assistance program. The HAP $10,000 down payment assistance program solves all of these problems for Texans wishing to purchase their first home.
Waiting to apply for down payment assistance means you may get none at all
Texas Vet Loan rates for a 30-home loan this week are 4.03% (30% VA disabled or more) and 4.53% (non-disabled). The maximum Loan amount is $325,000.
The Texas Veterans Land (TVLB) board offers Texas Vets the opportunity for some of the lowest home loan rates available today. Contrary to the name these Texas vet loans can be used to purchase existing or new homes. In addition, fees are strictly controlled and limited to protect the Veteran. Realtors, to see if you or your clients qualify for this program contact our office and we'll get them pre-approved for the program.
Special Discount of one-half of one percent on the available VLB loan interest rate for Disabled Vets and Surviving Spouses as follows:
Disabled Veterans Discount - Veterans with disabilities may qualify for an interest rate reduction on their VLB Home Loans. The veteran must have a compensable service-connected disability of 30 percent (30%) or greater as verified by an Award Letter from the VA. Of course, the Vet must also meet all other eligibility requirements for these loans to qualify for the discount.
Surviving Spouse Discount - To honor our Texas Vets, the VLB offers a interest rate reduction on Home Loans to the surviving spouse of any service member killed in the line of duty. An unmarried surviving spouse of a veteran who is missing in action, or who died in the line of duty, or died from a service-connected cause and had a compensable service-connected disability rating of 30% or greater (as verified by an Award Letter from the VA) at the time of death is also eligible for the discount.
This reduction can result in a savings of 10 of $1,000s for qualifying applicants.
