      <title>Top 5 Tips to Better Photographs: Tip Numero Uno</title>

I did grow up with photography, as my mother's father, Wyman Parr, opened a chain of camera stores in Dallas starting in the 1950's (Parr's Cameras). By the time he died, both my father (Martin Bros. Cameras) and mother (The Camera Store, Inc.) owned one of his stores. Times change and now the stores are all gone.  But what I learned lives on in my photography......and a lot of what I have learned has been trial and error, and reading.&amp;nbsp;&lt;/p&gt;

Bad composition leaves your pictures uninteresting to the eye.&amp;nbsp; When I was taking art coursework many years ago, we were taught The Principles of Design.&amp;nbsp; I won't explain every one of them, but they are:&lt;/p&gt;

&lt;p style=&quot;text-align: justify;&quot;&gt;When I go to photograph a house, I first think of the lighting conditions and camera settings I'm likely to use.&amp;nbsp; After that everything is about mentally noting how do I want to compose the shots., before I even look through the viewfinder.&amp;nbsp; I look for angles and views that will create interest.&amp;nbsp; I think too manny realtors I have known confuse staging with composition, but the truth is that a well staged house with poorly composed shots will look worse than a badly staged house well-composed.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;I pride myself on the ability to work around almost anything people have in a house without having to move things around.....kid's toys, dog cages, cluttered desks.&amp;nbsp; In this picture:&lt;/p&gt;

Whether horizontally or vertically, do not divide the picture in exactly two equal halves...leave just a little more above or below the midpoint line.&amp;nbsp; It may seem counter-intuitive, but putting the horizon above or below the midpoint will &quot;feel&quot; visually more solid and stable:&lt;/strong&gt;&lt;/p&gt;

&lt;p style=&quot;text-align: center;&quot;&gt;I thought it would be more interesting to shoot with the small table just right of center, with the left side of the window acting as a counter-balance.&amp;nbsp; The open space and low bar to the far left balances the high mirror to the right.&amp;nbsp; Also notice the line of the floor is below the midline, and the horizon line is slightly above the midpoint.&lt;/p&gt;

      <title>WHY USE A REALTOR TO SELL MY HOME??</title>

&lt;p&gt;All real estate licensees are not the same. Only real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS&amp;reg; are properly called REALTORS&amp;reg;. They proudly display the REALTOR&amp;reg;&quot; logo on the business card or other marketing and sales literature. REALTORS&amp;reg; are committed to treat all parties to a transaction honestly. REALTORS&amp;reg; subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. An independent survey reports that 84% of home buyers would use the same REALTOR&amp;reg; again.&lt;/p&gt;
&lt;p&gt;Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be foolish to consider a deal in real estate without the professional assistance of a REALTOR&amp;reg;.&lt;/p&gt;
&lt;p&gt;But if you're still not convinced of the value of a REALTOR&amp;reg;, here are a dozen more reasons to use one:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1. Your REALTOR&amp;reg; can help you determine your buying power&lt;/strong&gt; -- that is, your financial reserves plus your borrowing capacity. First, will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?&lt;/p&gt;

Your agent can advise you as to which investigations and inspections are recommended or required.&lt;/p&gt;

Your REALTOR&amp;reg; provides due diligence during the evaluation of the property. &lt;/strong&gt;Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. Your REALTOR&amp;reg; can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports. You will also want to see a preliminary report on the title of the property. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. The title to most properties will have some limitations; for example, easements (access rights) for utilities. Your REALTOR&amp;reg;, title company or attorney can help you resolve issues that might cause problems at a later date.&lt;/p&gt;
