Recommending a Home Stager ~ What is in it for the Realtor?
I know, I know, I know ...Realtors have been selling Real Estate for years with no ones help and suddenly that new industry called Home Staging came up. Many Agents are upset and think that we - Stagers are here to compete with them. WE ARE NOT. Today's buyer wants "ready to move in homes" and WE ARE HERE TO HELP THEM, that's why staging industry has grown. But not only Seller can benefit from the Staging Consultation. Here are some reasons Realtor should recommend Home Staging to their client.
~Staged home looks better on MLS pictures, this means more attention to your listings because 90% of buyers start looking online
~Staged homes are more pleasant to sell. How many times have you had to apologize in front of the buyers or their agents for having an ugly house?
~Staged home will appeal to the wide range of buyers. Don’t let your client wait for that perfect buyer, staging will make all buyers love the house
~Staged home will sell faster = you will get your commissions faster too.
~You will also get more in commissions, becasue staged homes sell for higher price. Maybe you will say not much, but if you will combine it with the amount you will save on advertisements because of shorter time on the market, it will turned out to the good amount of money.
~Staging will improve your DOM statistics.
~Staging will save you a client. Very often the Realtor will lose his listing because the Seller thinks that it is Realtor’s fault that the house is not selling. Hiring a Professional Home Stager will help house to sell before your listing will expire.
~Don’t lose your business to another Realtor by giving too many suggestion. Let the Stager be a bad guy or the devils' advocate, who will open sellers eyes to the reality and condition of their home.
Recommending a Stager sounds better to the seller, than recommending the price reduction.
~Rrefferals. I totally agree that we Stagers should promote ourselves. And we do, also we get most of our business directly from home sellers. So when it comes to recommendations, Stagers' will more than likely refer their client to the Realtor who supports Home Staging.

Every time I schedule showings I run across the same scenario. Under agent remarks (not viewable to the public) it says .. "MOTIVATED SELLER or SELLER LOOKING AT ALL OFFERS! BONUS, HURRY."
One might assume with these aggressive flashes that seeing the home would be a no brainer!
Can You Say Wrong Answer Alex?
Time and time again sellers will deny a showing because:
A. The house isn't perfectly clean.
B. Somebody isn't feeling well.
C. They are waiting for a furniture delivery.
D. They are working on the house (roof, or some other repair).
E. The have friends or family over.
It's imperative that sellers realize that MOST agents do not reschedule a showing! Usually a buyer will pick something else and your house will be skipped over for good.
Most buyers agents and their buyers are happy to look past a crying baby, messy kids room or your visiting handy man. THEY JUST WANT TO SEE THE FLOOR-PLAN.
It's never a great idea to cancel a showing. The message is that you don't want to sell, at least not that day. Help your Listing Agent by allowing the home to show. Besides, you agreed to do it by signing the listing agreement.
