Commercial:Transition Investing From Single Family Homes to MultiFamily Dwelling
Thursday, May 7, 2009 at 6:15PM

Darin Munson of REI Connection has been a real estate investor in DFW since 1996. He started in residential and built a multi-million dollar portfolio while working full time. He has been a full time real estate investor in residential and commercial investing for the last 6 plus years. He has done well over 100 residential deals and more than 1100 commercial multi-family units. He is a principal in a commercial property management company with a partner that manages more than 2000 units in the state of Texas. He currently develops and acquires multi-family commercial residential projects using FHA insured mortgages.

Darin is also the organizer of the Metroplex Real Estate Buying and Investing Meetup; He will come and discuss the steps necessary to transition from investing in single family homes to multi-family dwellings. The change in property type requires different strategies than single family homes. Analyzing a multi-family deal is like evaluating the purchase of a small business. Its value is based upon its performance and i...

Check out what members are saying about The Rockwall Real Estate Investment Club:

"First of all it is fresh and new. It is free, that's a good. But most importantly it has people involved that want to do well in real estate and are putting good professionals together to help the members get educated.
I look forward to upcoming meetings and learning more practical information from people that are doing it in real life.
This group does not have books or CD's for you to buy. They bring in real estate professionals from different aspects of real estate that you will come across and let them tell you how it is out there. Real life experience with questions and answers coming and going.
Knowledge is power, show up and learn something for free!!" - Tom Belenski

"If you really want to get into Real Estate Investing, you need to be surrounded by others who can help keep you from making those $5000 mistakes, for FREE. Also, if you really want to make a go of it, where else can you get great business advice for free and it only takes an investment of 3 or 4 hours a month. The business advice is from local professionals that volunteer their time and effort to make this a great Meetup Group. Almost every aspect of realestate and business professionals is represented by the core group, making it more valuable than any single class or seminar I've experienced." - Milton Kelsey

"Good group of people - good environment for the less experienced investors." - Mark Brown

"The folks who attend this meeting are all happy to share their knowledge and lend a helping hand to us newbies." - Dustin Potter

"The Rockwall investment club is excellent! Mitch is friendly and straightforward and always keeps the best interests of the members at the forefront. He is adament about not having a "sellathon" but instead makes sure the presenters give us current, valuable and free information without strongly trying to sell us their service/product. The members range from novice to very experienced and willingly share their concerns and information. There's something here for everyone!" - Ron Gausman

How To Mix Old and New

01-18-09
Amber Boyd
Amber Boyd: Real Estate Agent in Rockwall, TX

Introduce Old Objects:
Contrast modern furniture with rustic, vintage finds for a look that has richness and depth.

In this living room, an eclectic mix of old pieces really stand out against sleek surfaces: The flea market jug on a lacquered table, an old washbasin that was turned into a mirror, and an antique wagon wheel against a semigloss wall.

Warm Up Modern:
Combine contemporary furniture and accessories with old-world architectural elements, like antique heart-pine floors and beaded-board wainscoting.

In this living room, a low modern sofa emphasizes the high ceiling and complements the home's character. Three-inch-deep moulding running horizontally around the room offers extra display space for art framed like photos. The ledge allows collections to be switched out often, providing a gallery-like feel.

Transcend Time Periods:
Mix different styles of antiques and vintage furniture to avoid a style cliche. A well-edited room should look as if it's been collected over time, not shipped straight from the showroom floor.
In this living room, a Swedish-style sofa and French rounded-back armchair combine with a low coffee table, graphic pillows, and funky ceramic garden stool for a layered and sophisticated look.

Start With White:
Display bright colors and fresh patterns against an airy background. Upholstered sofas and chairs look casual and comfortable in white cotton and combine effortlessly with traditional and modern shapes. In this living room, accessories are key: A contemporary, ebony-stained coffee table and bold rug blend well with a tufted ottoman and metal Campaign-style side table.

Be Spontaneous:
Make an unexpected furniture choice that defies tradition. In this breakfast room, a blue and white painted floor and a window seat filled with florals, checks, and stripes characterize cottage style. But the addition of a stainless steel table and pair of acrylic chairs creates an element of surprise that's both practical and stylish. Casters give an industrial feel to the breakfast table & allow for a casual setup that can be moved on a whim. A collection of pottery, with varying shapes, sizes, & shades, catches the eye.
Tip the Scale: Oversized furniture and art make a room seem bigger than it is. Here, small prints floating inside large frames draw the eye up, making the ceilings appear taller. The large dining table visually widens the room.

Use a Cottage Icon: Rough-hewn beams add structural support and architectural interest to a vaulted ceiling. Left unpainted, the natural beauty of the wood lends authenticity to any room.
Beams are increasingly easy to find, thanks to online sources that offer reclaimed lumber for new construction or renovation projects.

Re-Cover Old Finds:
Transform furniture with fabric that adds style and personality. In this dining room, simple white slipcovers bring a modern look to basic wooden chairs, while a wide silk stripe gives new life to armchairs found at a flea market. A black dining table with turned legs bridges the room's traditional and contemporary features. Host chairs, placed at each end of a table, break the ordinary rhythm of standard dining rooms. Get a fresher, more collected-over-time look by mixing styles and ages -- pair antique with sleek.
