Does Your Laptop Have the Swine Flu?

Barbara J. Scoggins: Real Estate Agent in Winnsboro, TX

Simple Steps to Get it Healthy Again. In addition to being a real estate agent, I've also spent many years as a computer systems/technical support analyst. The following simple guidelines will help to get your laptop back in business when you call a technical support department.

Reboot. If it's possible to restart your laptop, do it before you call. A suprisingly large number of problems will vanish when you power it down. For a laptop, that might include removing the battery too.

Be Truthful. Lying won't help your computer get fixed. Admit that you opened a strange e-mail or that you installed an application from an unfamiliar web site.

Be Specific. Unless your laptop is locked up on a screen, try to make the error happen again. If you can't reproduce the error, write down what happened before the problem started.

Tell Everything. Hardware issues too. Maybe you used a different power cord or added a new printer.

Follow Directions. You've asked for help, so let the tech help you. Do exactly as instructed, even if you don't see the point. Ask questions.

Be Patient. It's not the tech's fault that your laptop is sick. Always be polite and pleasant.

Put a smile in your voice and you might find that it helps!

Texas Horse Industry Gets New Incentive Programs

Barbara J. Scoggins: Real Estate Agent in Winnsboro, TX

October 2009

Dear Fellow Equine Enthusiasts,

Have you heard? The Texas Department of Agriculture has mailed out letters to members of the Texas equine industry that outline the incentive programs created by the recently passed HB 1881 (81st Regular Legislative Session). This new legislation provides incentives for horse owners to breed and show their horses in the Lone Star state. Participation is limited to qualifying Appaloosa, Quarter and Paint horses.

I received my letter a couple weeks ago and was excited to reveiw the details and proposed rules of this new program. According to the letter, "Texas has seen an alarming decline in its equine industry." That was huge news to me. A reason suggested is that "other states recognize the value of Texas horses and are offering incentive for producers to breed and show in areas outside of Texas."

To learn more about this incentive program, www.TexasAgriculture.gov/EquineIncentive.

Just another great reason to buy a horse property in North East Texas - Barbara

For sale by owner, Flat Fee listings, Buyer Rebates

I love working with fsbo!

They get the opportunity to still market their home with the possibility of selling it without a Realtor, and at the same time (when listing with me), Getting maximum exposure of the MLS and Realtor.com.

It's a win/win situation!

The process is easy and straightforward.

With a flat fee/ for sale by owner listing , you pay the fee for listing your property in the MLS and on Realtor.com.

You can still advertise, and show your home to buyers you find. However, at the same time, you have me and other agents actively trying to find a buyer for your property.

Should I find a buyer , or another agent find a buyer for your property, then you will owe a 3% buyer agent commission at closing. This is all stated in the listing agreement.

You send me all the information on your property and your photos, pay your listing fee, and your in!

WE will work by email/fax mainly, therefore, having access to both is mandatory for this program.

It's VERY important that the property be priced right in the beginning, because you don't want it to expire due to being overpriced. You can easily see how other properties are priced that are similar to yours.

I'm currently looking for For sale by owners to list! IF you're interested, visit my website for all the information!

Ok, so you put your property on Craigslist and it didn't sell.

Although Craigslist is ONE good avenue for getting your property noticed, it is NOT the best one. Not to mention all the many spam emails you will get!!

Just as it is and always has been, the best place for your property to be is in the local MLS. There your property is able to be seen by every agent in that MLS system who has buyers looking. Your property is also listed on Realtor.com and the nationwide exposure it offers.

But I don't want to list my home, I know how to sell it. IS there any way to get it listed in the MLS and still be able to sell it myself and NOT pay 6% of my home's equity?

Well, if you list with me, the answer is an absolute YES!

Yes, you can still advertise your property, after all it is YOUR property, and sell it yourself!

Yes, I will list it for you in the MLS and there are several options including a flat fee.

So, if you are a fsbo, expired listing, builder, or investor...

I have NEW options that are available for you!! This is the New generation of real estate.

AND you have options!
