If you are a chocolate lover, wine lover, or music lover, you must pay a visit to Chocolate Secrets, located on Oak Lawn Avenue at Avondale, in Dallas, for an experience to remember. I honestly cannot decide what I like best about this heavenly boutique. The exquisite chocolates are made with high quality ingredients that leave you begging for one more piece, at the very least! In addition, you can pair your favorite bottle of wine with your chocolate selection. Chocolate Secrets has a good selection of wine and the price of full bottles seemed to be competitive with other wine bars. The staff is warm, friendly, and available to assist you in making your selections from the divine, and I do mean divine, menu.

Last Friday evening, Chocolate Secrets was filled with people enjoying the live music of two local jazz musicians: Dave Zoller on piano and Jonathan Fisher on bass.

Area 17 of Dallas is along I-35 from Farmers Branch to downtown Dallas. The Oak Lawn area saw an increase in total sold volume from 2009 to 2010, from $56.9 million to $89.6 million. The number of homes sold increased from 177 in 2009 to 220 in 2010. Homes sold in the $100,000 range, $750,000 range, and over $750,000 were on the market longer in 2009 when compared to 2010. Homes in all other price ranges were on the market longer in 2010. The market share of homes sold in Oak Lawn remained unchanged from 2009 to 2010, with 20% of homes sold in the $300,000 range and 42% sold in the $500,000 range. Homes sales price as a percentage of the original list price increased from 9.6% in 2009 to 11.0% in 2010. 2009 saw the greatest number of sales May-June and September and the fewest in April. The largest number of sales in 2010 were from March to July, with the fewest sales taking place in January and September. Oak Lawn saw a decline the number of months of home inventory available in all price ranges over $200,000. The most significant drop was in homes over $750,000, which had 70 months of inventory in 2009 and about 22 months worth in 2010.

November 2010 Real Estate Transactions for Dallas Oak Lawn Area 17

Area 17 of Dallas is along I-35 from Farmers Branch to downtown Dallas. The number of home sales in Area 17 increased from 12 in November 2009 to 17 in November 2010. The median sales price declined from $372,450 in 2009 to $355,000 in 2010. Homes sold in November 2010 were on the market for more days in all price ranges when compared to November 2009. Homes sold in November 2009 in the $150,000-$200,000 range were on the market 16 days, while in November 2010 were on the market 117 days. Homes sold in November 2010 had a lower sales price as a percentage of list price than those sold in November 2009, except for homes in the $150,000-$200,000 range. The majority of homes sold in the Oak Lawn area were priced between $300,000-$750,000 in both November 2009 and November 2010.

The Oak Lawn area of Dallas is located along I-35 from Farmers Branch to downtown Dallas. Home sales in this area increased from October 2009 to October 2010, with an increase in volume from $3,152,950 to $9,775,700. The median sales price increased $40,000 from last October to October 2010 to $339,900. In October 2010, homes sold in all price ranges, with homes priced between $300,000 and $500,000 were on the market for fewer days than in October 2009. The sales price as a percentage of list price declined in all categories except homes priced between $300,000 and $500,000. Homes in the Oak Lawn area mainly sold for $200,000 and over. October of 2009 saw no home sales over $500,000, while in October of 2010, 39.6% of sales were for more than half a million dollars.
