Prestonwood or Lake Highlands: 'Wood' streets or 'L' streets?

Richardson Independent School District is one of my primary market areas and I work with buyers and sellers in both the Lake Highlands area as well as the Prestonwood area of Dallas.

The 'L' streets of Lake Highlands have been mentioned numerous times in articles in newspapers and magazines. Mostly traditional ranch-style homes from the 60's, many have been remodeled. Some have been completely replaced with new consruction of contemporary stone and with trendy features such as wine coolers and scraped hardwood floors.

In the past few years, sales prices of remodeled or reconstructed homes have ranged well into the $500,000's and remain solid. It's quite a popular place to live for families who want to move into a highly-rated school district with close access to White Rock and downtown.

Enter Prestonwood. Same school district. The North Dallas location has good access to Preston Center as well as employment locations further north on the Tollway. The Cottonwood Trail Project under construction will link the Preston Ridge Trail with White Rock Creek Trail for bikers and hikers. The neighborhood is adjacent to Addison, known for its many restaurants, theater and holiday activities.

While it has not been in the limelight as the 'L' streets have, it is no less credible in maintaining home values through the years. Only recently, however, have we begun to see the complete reconstructions that have been present in Lake Highlands for awhile. I'm keeping my eye on a new construction home on Woodbriar which might be the start of a great trend in driving prices upwards for the area. While that remains to be seen, it might be a secret, but as value goes, it's as prestigious to live in the 'Wood' area (though not all street names end in 'wood') as the 'L' streets.
