2009 SOLD - 80 properties SOLD

  • Low price - $6,500
  • High price - $1,849,000
  • Average price - $181,939

2010 SOLD - 96 properties SOLD

  • Low price - $ 10,000
  • High price - $ 2,750,000
  • Average price - $259,471

OBTW: I went back 1 year from yesterday (9/25/10) for 2010 figures, one year before that for 2009, and so on.

This is indicative of the normal annual summer cylce with higher sales in June and July with a ramping up in May and a falling off in August. Still though, 6 sales is pretty good although down from the 8 sales in August of 2009.

Days on the market = 81.

Average List Price (of sold homes) = $703,549

Average Sale Price (of sold homes) = $655,625

Sales Price to List Price Ratio (SP/LP) = 93.2%

There were 13 homes sold during the month of June which was the same as the 13 sold in May 2010. We're still on the annual and cyclical steady climb of home sales out of spring and into summer. Now is usually one of the preferred times to buy, sell and to move as the kids are either getting ready to be out of or are already out of school.

Pending sales = 7

There were also 7 pending sales at the time of this report which is a further indication of demand. There were also 7 pending sales last month (May 2010).

Active listings = 60

There were 60 homes for sale (active listings) on the market at the time of this report - the same as last month. This means that we now have about 4.6 months of inventory in supply (60 actives divided by 13 solds). In other words, at the current sales rate, all the homes listed would be sold in less than 5 months. This is the same as last month. Real estate professionals generally consider 6 months supply of homes to indicate that there is equal pressure from both supply (sellers) and demand (buyers) and that neither seller or buyer has the upper hand in negotiations. So, we've now moved into the typical seller's market that is the summer! So, what are you waiting for? Pick up the phone and call me! ;-)
