I along with some of my other associates at RE/MAX Heritage will me manning the warming tent at this year's Heritage PID 7 Holiday Festival. Elm Fork in Heritage, Fort Worth, Texas

Hillwood Development, the planners for Heritage in North Fort Worth, are announcing a new phase of residential homes due to high demand! The land was initially intended for commercial development. Elm Fork in Heritage will offer 104 lots (50 feet wide) starting in the mid $200’s. Homes will be built by well known builders David Weekley Homes and Highland Homes. The builders are expected to break ground in early 2012, and they’ll be focusing on smaller plans with quality finish outs.

Buyers will get the benefits of Heritage amenities, including 7 pools, 3 playgrounds, a sports court, clubhouse, parks, walking trails, and so much more! Children attend acclaimed Keller Independent School District. Elm Fork in Heritage is very close to the newly built Alliance Town Center (also developed by Hillwood), as well as Walmart Supercenter off North Beach Street.

Continuing our monthly series on Tarrant County Real Estate Market Trends, this week we are looking at Keller, (TX) Texas 76244. Please come back often to stay abreast of the current market conditions in your neighborhood. Each week, we feature a different zip code.

Price Trends - Sold vs. Listed

  • Understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay).
  • By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month.
  • You should notice the drop off in the sold price in green compared to the list price in blue, this really emphasizes the importance of pricing your home correctly when putting it on the market.

(Some sales are not immediately available from public records. As they become available, the data are updated.)

(Figures compared to Last months stats show there was a slight increase in the median Sold vs Listed price from around $141k to about $153k, which is good news for the area. All other charts remain almost exactly the same. As figures come in we will have a much better picture around the end of the year.)

Market Inventory Trends

  • Review the inventory and health of the market by looking at the number of sold and listed properties.
  • To understand if the market inventory is growing or shrinking, compare the number of sold properties to new listings. If inventory is growing, the market could be trending toward a buyer's market. If inventory is shrinking, then it could be a seller's market.
  • Gauge the health of the market by comparing the number of standard to distressed listings. If the number of distressed listings is greater, the market could be unhealthy and more likely a buyer's market.

Sold: Properties sold that month
New: Listings that are new on the market
Distressed: Listings that are short sales, bank owned, or up for auction.
Standard: Non-distressed listings

Property Ownership

  • This chart shows home occupancy within an area.
  • A high percentage of ownership can indicate an area where people like to live and stable property prices. While a high percentage of rentals could indicate an area with shifting demographics, a younger community, or possibly a downtown area.
  • High vacancy rates can indicate that the market is unhealthy and that it could be tough to sell a home in this area.

Even though the lease market is pretty popular right now, the overwhelming majority is home ownership, and with the interest rates at their lowest point in the last 50 years, there has never been a better time to buy a home than right now. These interest rates will not stay down forever.

Well Folks,
heading off in the morning to what quite possibly could be the last game for a while in the storied Red River Rivalry. If Stoops has his way, don't get me started on that.....

Speechless Saturday, well almost: A little snip-pit from TX vs OU a couple of years ago....this was my first attempt at using my new iPhone at the time, you'll see what I'm talking about....hope for a similar outcome in the morning.

Almost forgot, OU Sucks! Hook'em baby! Sorry Loreena. Okay, off to bed, gonna be an early morning heading to the game….we'll see you faithful at the Old Mill Inn bright and early for our yearly tradition. You know what I'm talking about. All I can say is it's five o'clock somewhere!

Pumpkin Patch @ RE/MAX Heritage Fall FestivalI wanted to do a little follow up report regarding our 2nd Annual Heritage Fall Festival that benefited the Children's Miracle Network and Cooks Children's Hospital here in Ft. Worth, TX. I had to take several days off to recoup, but I am back and ready to go.

The 2nd Annual Heritage Fall Festival was a smashing success an we estimated between 2000 - 3000 people attended the event. Lots of money was raised for the Children's Miracle Network, I don't have the exact figures, but it is estimated to be over $10,000.

It was a fun time had by all who attended including the vendors who had exhibits. I interviewed several afterwards and they said it was one of the best events they have attended as a vendor and would definitely be back next year. I said good, because I am sure it will be bigger and better next year. So future vendors better sign up early for next years' event.

I thought instead of telling you about it in writing, I would share with you a really cool video a colleague, and active rain friend of mine put together after attending theHeritage Fall Festival and hanging out with me for a bit, thanks again for your help Lance. I will be featuring more of Lance's work in upcoming post.
